AN ORDINANCE VACATING, ABANDONING AND EXTINGUISHING A
PORTION OF MARKERS WAY, SITUATED IN THE I.&G.N.R.R. CO. SURVEY,
ABSTRACT NO. 1996, PARKER COUNTY, TEXAS; IN THE WALSH RANCH
QUAIIL VALLEY ADDITION, AN ADDITIONS TO THE CITY OF FORT
WORTH, PARKER COUNTY, TEXAS, AS RECORDED IN CABINET D, SLIDE
24, OFFICIAL RECORDS, PARKER COUNTY, TEXAS, AND CONTAINING
APPROXIMATELY 13,313 SQUARE FEET OR 0.3056 ACRES OF LAND;
PROVIDING FOR REVERSION OF FEE IN SAID LAND; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS:
SECTION 1.
That a portion of Markers Way 60-foot right-of-way, situated in the I.&G.N.R.R. Co.
Survey, Abstract No. 1996, Parker County, Texas, in Lot 1, Block C of the Walsh Ranch
Quail Valley Addition, an addition to the City of Fort Worth, Parker County, Texas, as
recorded in Cabinet D, Slide 24, Official Records, Parker County, Texas, and containing
approximately 13,313 square feet or 0.3056 acres of land, and as more specifically
described in Exhibits "A", attached hereto and incorporated herein by reference, be and
the same is vacated, abandoned and extinguished.
SECTION 2.
That the easements to the land in the above-described vacated public rights of
way are hereby released and shall revert to the adjacent owner as provided by law.
SECTION 3.
That all existing utility easements shall be retained by the City until such time all
utilities located in that easement are relocated at the owner's expense.

SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

BEING a tract of land situated in the I.&G.N.R.R. CO. Survey,Abstract No. 1996, Parker County,Texas
and being a portion of Makers Way, (a 60' right-of-way) as shown on the Final Plat of Walsh Ranch Quail
Valley, Lot 1, Block C as recorded in Cabinet D,Slide 24, Official Public Records, Parker County,Texas
(O.P.R.P.C.T.)and being more particularly described as follows;
BEGINNING at a 5/8 inch iron rod found with yellow plastic cap stamped "Huitt-Zollars" at the southwest
corner of said Makers Way;
THENCE, North 22 degrees 13 minutes 33 seconds West, along the westerly right-of-way line of said
Makers Way,a distance of 60.00 feet to a 5/8 inch iron rod found with yellow plastic cap stamped
"Huitt-Zollars" at the northwest corner of said Makers Way;
THENCE, North 67 degrees 46 minutes 27 seconds East, along the northwesterly right-of-way line of said
Makers Way, a distance of 205.00 feet to a 5/8 inch iron rod found with yellow plastic cap stamped
"Huitt-Zollars";
THENCE, North 22 degrees 46 minutes 27 seconds East, continuing along the northwesterly right-of-way
line of said Makers Way,a distance of 21.21 feet to a 5/8 inch iron rod found with yellow plastic cap
stamped "Huitt-Zollars"on the westerly right-of-way line of Village Walk Place (a 60' right-of-way)as
shown on the Final Plat of said Walsh Ranch Quail Valley, Lot 1, Block C;
THENCE,South 22 degrees 13 minutes 33 seconds East, over and across said Makers Way, a distance of
75.00 feet to a point for corner on the southeasterly right-of-way line of said makers Way;
THENCE,South 67 degrees 46 minutes 27 seconds West, along the southeasterly right-of-way line of
said makers Way,a distance of 220.00 feet to the POINT OF BEGINNING and containing 0.3056 Acres or
13,313 Square Feet of land, more or less.
BASIS OF BEARINGS: Bearings are based on the Texas State Plane Coordinate System, North Central

Development in Walsh Ranch Quail Valley Village Residential
RECOMMENDATION:
It is recommended that the City Council:
1.Adopt the attached ordinance vacating a portion of Makers Way to be replatted with the adjoining property for a single family residential
development in Walsh Ranch Quail Valley Village Residential;and
2.Waive any and all purchase fee value of the vacated land in accordance with City policy.
DISCUSSION:
Huitt-Zollars, Inc.on behalf of Walsh Ranches LP,has requested vacation of this portion of Makers Way to be replatted with the adjoining property
for a phase of development within the Walsh Ranch Quail Valley Village Residential.The City Plan Commission recommended approval of this
request at its meeting on November 19,2021.An acceptable final plat(FP-22-122)has been received in accordance with the Subdivision
Ordinance.
The City of Fort Worth(City)originally obtained the above mentioned right-of-way through plat dedication.The City does not own any fee interest in
the rights-of-way or own any property adjacent to the right-of-way and did not expend any City funds to purchase the right-of-way easement. In
accordance with the City's policy regarding street and alley vacation transactions approved by the City Council on March 6,2007, Mayor and
Council Communication(M&C G-15624),staff recommends waiving the fair market value or any portion thereof of purchase price of this right-of-
way easement for the street.
This project is located in COUNCIL DISTRICT 3.
A Form 1295 is not required because: This M&C does not request approval of a contract with a business entity.
FISCAL INFORMATION/CERTIFICATION:
The Director of Finance certifies that approval of these recommendations will have no material effect on City funds.
