OF YARDS AND OTHER OPEN SPACES, OFF-STREET PARKING AND LOADING &ND THE DENSITY OF POPULATION;
AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA
AS t'AAY BE DEEINIED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID
DESCRIBED AREAS FROM THE USES AS SHOWN ON T8-1E ;1APS CONTAINED IN SAID ORDINW4CE N0. 3011; PRE-
SCRIBING A SAVINGS CLAUSE; PROVIDIN; A FINE OF N()T LESS T[11Uv $5.00 NOR P40RE THAN' $200.00 FOR
EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PEJU1ITTT:D TO EXIST SHALL CONSTITUTE A
SEPARATE OFFENSE; AND NAP4ING AllE EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COU114CIL OF THE CITY OF F()RIT 1/10RT11, TEXAS:
SECTION 1.
That ordinance No. 3011 be amended so that the following described uses in the hereinafter
described areas be altered, changed and amended as follows to wit:
Z-65-81: Lot 18, Block 55, Ryan's Southeast Addition (817 Glen Garden Drive) F=,l "B" TO "Ell
SECTION 2.
The zoning regulations and districts, as herein established, have been made in accordance with
the comprehensive -plan for the purpose of promotin;'.' health, safety, morals, and the general
welfare of the community. They have been designed to lessen congestion in the streets; to secure
safety from fire, panic, flood and other dangers; to provide adequate light and air; to prevent
overcrowding of land; to avoid undue concentration of population; to facilitate the adequate
provision of transportation, water, sewerage, parks and other public requirements. They have
been made after a full and complete public hearing with reasonable consideration, among other
things, of the character of the district and its peculiar suitability for the particular uses
and with a view of conserving the value of buildings and encouraging the most appropriate use
of land throughout the community.
SECTION 3.
This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct conflict with the provisions of this ordinance.
SECTION 4.
Should any section, clause or provision of this ordinance be declared by the court to be invalid,
the sane shall not affect the validity of the ordinance as a whole or any part thereof, other
than the part so declared to be invalid.
SECTION 5.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with
or who resists the enforcement of any of the provisions of this ordinance shall be fined not less
than Five and No/100 Dollars ($5,00) nor more than Two hundred and 1,71ollOO Dollars ($200.00) for
each offense. Each day that a violation is pe=itted to exist shall constitute a separate offense.
SECTION 6.
This ordinance will take effect and be in force and effect from and after its Passage and
Mblication as required by law.
