HomeMy WebLinkAboutIR 0695INFORMAL REPORT TO CITY COUNCIL MEMBERS No. 23-0695 To the Mayor and Members of the City Council May 2, 2023 Page 1 of 2 SUBJECT: QUANTITY OF MULTIFAMILY AND DETACHED MULTIFAMILY UNIT DEVELOPMENT IN CURRENT AND FUTURE COUNCIL DISTRICTS This Informal Report is in response to the City Council's request to receive information on the number of new multifamily (MF) and detached multifamily (DMF) developments in the City over the period of January 2013 through February 2023 for both current and future (as of May 2023) council districts. Maps of the results are attached for your use and information. Background The Zoning Ordinance defines a multifamily dwelling as one or more buildings containing or aggregating three or more one -family dwelling units. Multifamily is composed of multiple housing types including duplexes, triplexes, townhomes, multistory apartment complexes and high-rise apartments and condominiums. For the purposes of this IR, the primary focus will be on "traditional" multifamily housing types, i.e. multi -story (2-4 story) multifamily and detached multifamily which is typically consists of one -to two-story structures. . MF examples pictured below: /f U I Informal Report No. 20-10495, provides background on the different types of Detached Multifamily (DMF) developments. DMF projects are usually large-scale projects consisting mostly of one to two story structures, with one to two units per structure, often resembling the layout of a single family neighborhood but all residing on one large lot. These are sometimes referred to as cottage communities. Overall, from 2013 through February of 2023 more than 38,000 new MF units and more than 2,300 new DMF units have been developed with the majority of DMF development occurring after 2020.
