AN ORDINANCE VACATING, ABANDONING AND CLOSING
A PORTION OF A UTILITY, OPEN SPACE AND DRAINAGE
EASEMENT OUT OF PHASE IA, WILLOW LAKE ADDITION,
AS RECORDED IN VOLUME 388-102, PAGE 10, DEED
RECORDS OF TARRANT COUNTY, TEXAS; PROVIDING
FOR THE REVERSION OF THE FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a certain portion of property being 0,422 acres
of land out of said Phase IA, Willow Lake Addition, as recorded
in Volume 388-102, Page 10, Tarrant County Plat Records, said
0.422 acre Tract of land also being out of the J. Howard Survey,
Abstract Number 693, Tarrant County, Texas, said 0.422 acres of
land being more particularly described by metes and bounds as
follows:
BEGINNING at the northwest corner of Lot CP,
Phase IA, of said Willow Lake Addition, said point
being in the easterly right-of-way line of Hulen
Street, a 120.0 foot wide public right-of-way, said
point also being N00005'E, 231.47 feet from the
north line of Westdale Drive, a 60.0 foot wide public
street with its intersection with the easterly line
of said Hulen Street;
THENCE S89055'E, 331.66 feet along the northerly
line of said Phase IA, Willow Lake Addition to the
beginning of a non-tangent curve to the right whose
radius is 95.89 feet and whose long chord bears
S49037'06"W, a distance of 15.93 feet, said point
being in the northeasterly line of Phase I, Willow
Lake Addition as recorded in Volume 388-99, Page 01, Tarrant
County Plat Records;
THENCE along said westerly line of said Phase I
Addition and along said non-tangent curve in a south-
westerly direction through a central angle of 09031'49",
• distance of 15.95 feet to the end of said curve;
THENCE S54023'W, 16.45 feet to the beginning 0 of
• curve to the right whose center point bears N35 371W,
75.41 feet;
THENCE along said curve in a southwesterly
direction through a central angle of 33043' 10",
a distance of 44.38 feet to the end of said curve;
THENCE SOUTH along the west line of said
Phase I, and the east line of said Phase IA,
Willow Lake Addition, 7.33 feet to a point;
THENCE S72002'51"W, 7.67 feet to a point;
THENCE 577039' 58"W, 27.65 feet to a point;
THENCE S80052' 11"W, 159.97 feet to a point;
THENCE N89055'W, 72.59 feet to a point once
again in the easterly line of said Hulen Street;
THENCE N00005'E, along the easterly line of said
Hulen Street and along the westerly line of said Phase
IA, Willow Lake Addition, 75.33 feet to the POINT OF
BEGINNING and containing 0.422 acres of land.
be and the same is hereby vacated, abandoned and permanently closed
as a utility open space and drainage easement.
SECTION 2.
That the fee to the land in said utility, open space and
drainage easement is hereby released and shall revert to the
adjacent owners as provided by law, SAVE AND EXCEPT that easements
are retained for any and all existing utilities.
SECTION 3.
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full,
force and effect from and after the date of its passage, and it
is so ordained.

Equitable Savings Association, owner of the subject property, has requested
that the City vacate a portion of a utility, open space and drainage easement
out of Phase 1A, Willow Lake Addition, as recorded in Volume 388-102, Page
10, Tarrant County Deed Records (see attached legal) and as shown on the
attached map.
The easement recommended for vacation is surplus open space adjacent to a
drainage channel. City departments and private utility companies have reviewed
this request and have no objections subject to a satisfactory replat pro-
viding necessary utility easements. Such a replat has been submitted to
staff.
Recommendation
It is recomnended that an ordinance be adopted vacating the subject easement
as requested.
