ENGINEERING SERVICES FOR THOMAS PLACE PARK: CONSTRUCTION DOCUMENTS
PURPOSE
A variety of design changes were requested by Park & Recreation Department staff. These
changes were requested and implemented after construction was underway.
DETAILED DESCRIPTIONS OF CHANGES REQUESTED AND IMPLEMENTED:
• The parking lot grading was updated to straighten out the contour lines extending across the
pavement according to comments from PARD staff and best grading practices per BHB engineers.
The dumpster enclosure location was shifted to the northwest to limit interference with existing
tree branches per request by PARD staff. The end location of the dumpster enclosure was sited
to avoid conflict with assumed easements on the site as well as to meet the required turning
radius for garbage trucks. Curbs and the parking lot directly adjacent to the relocated dumpster
enclosure were updated accordingly and one additional parking place was added to the east.
The grading in the parking lot and in the grass around the enclosure were updated to
accommodate these changes.
• A five-foot extension of the existing basketball court was added along the east edge of the court
per request by PARD staff. This extension will be connected to the existing basketball court slab
using dowels at 24" O.C. The elevation of the addition will meet existing grade along the east edge
of the existing basketball court with a cross slope of 2% falling away from the court to the east.
The proposed sidewalk flume was extended to accommodate the basketball court extension.
The proposed concrete picnic area was relocated from the previous location to the northeast of
the existing playground to the southeast corner of the existing basketball court, connected to the
five-foot basketball court extension per PARD staff. The layout as shown on the plans and is to
contain one accessible picnic table between two City of Fort Worth standard park benches, one
facing south towards the existing playground and one facing west towards the existing basketball
court. Grading around this area was adjusted to accommodate the changes.
Grading was adjusted to accommodate a swale extending from the southeast corner of the
parking lot, through the proposed sidewalk flume, directing water east towards a newly proposed
sidewalk flume to reduce the need for water to sheet flow over the existing sidewalk per PARD
staff. Grading was adjusted accordingly, including smoothing out the soil from the deck removal
beneath the existing oak tree to tie into existing contours, disturbance in this area to be minimal.

• An additional sidewalk flume will be located to the east of the existing large oak tree north of the
playground to accommodate drainage in this area per PARD staff. Grading in this area will have
minimal impact to the roots of the existing oak tree.
• A portion of the existing sidewalk currently running north/south from the building to the
playground area will be removed and re -constructed.
• The sidewalk flume detail has been revised and is now on Sheet 11. That detail assumes that all
construction will be new consisting of a 3' wide concrete culvert channel. The same flume
dimensions and composition is proposed for all three flumes. These saw cuts are noted on the
demolition plans.
• Quantities of both Bermuda and St. Augustine sod were updated to accommodate the site
changes.
• Minor changes were made to the erosion control plans to accommodate the site changes.
• Gravel channel next to the existing sidewalk along the southeast corner of the building was
removed per PARD staff.
• A third detail sheet (Sheet 11) was added to show mounting details for benches and picnic tables.
The sidewalk flume detail is also on this sheet.
