TO CITY SECRETARY CONTRACT NO. 45759
UNIFIED SIGN AGREEMENT
This AMENDMENT TO UNIFIED SIGN AGREEMENT is entered into by
and between the CITY OF FORT WORTH,a municipal corporation of the State of
Texas located within Tarrant, County, Texas (hereinafter referred to as the “City”) acting
herein by and through its duly authorized City Manager or duly designated
representative, and Block Younger LLC, a Texas limited liability company (hereinafter
referred to as “Company”) acting herein by and through its duly authorized
representative.
RECITALS
WHEREAS, the City of Fort Worth (“City”) and Block Younger LLC
(“Company”) made and entered into City Secretary Contract No. 45759 Unified Sign
Agreement (“Agreement”) on July 16, 2014; and
WHEREAS, “Exhibit B” in the Agreement depicts the sign type, height and width
dimensions of the allowable signage within the Property; and
WHEREAS, the Company is seeking to revise the original Agreement’s plans as
depicted in “Revised Exhibit B” of the Agreement; and
WHEREAS,it advisable to execute this Amendment to the Agreement to revise
“Exhibit B” in the Agreement in order to depict changes in location and design being made
to the original agreement; and

NOW THEREFORE, City and Company, acting herein by and through their duly
authorized representatives, do mutually covenant and agree that City Secretary Contract No.
45759 Unified Sign Agreement, is hereby amended as follows:
1.
“Exhibit B”, depicting the types of allowable signage on the Property and their
respective dimensions, is hereby revised and amended with Exhibits B-1 and B-2 attached
hereto and incorporated herein to the Agreement.
2.
All other provisions of the Agreement which are not expressly amended herein shall
remain in full force and effect.

IN WITNESS WHEREOF,the City and Developer have each executed this Agreement
by their duly authorized signatories to be effective on the date executed by the City's Assistant
City Manager.

Artisan Circle
Artisan Circle is a 280,OOOsf urban village serving
as a mixetl-use tlevelopment at the southeast
corner of West 7th Street and Universiy Drive.
The redevelopment of the area will include
improvements to pedestrian access, traffic
control, antl visitor wayfinding.
Uptlates to signage and wayfinding will be
installed throughout the property. The proposed
scope inclutles but not limitetl to:
new multi-tenant signs, digital art displays,
real-time parking garage capacity indicators, antl
interactive directory displays within the Paseos.

Detached Sign Guidelines
Purpose
- To create a unifietl approach to the Artisan Circle signage; enhancing the visitor's experience through a
consistent system of project and tenant identification.
- To reduce the number of detached signs and total square footage of sign area that would be allowed in
the absence of a Unifietl Sign Agreement.
General Guidelines
- One sign shall be allowed on each street on which the property has frontage; on corner lots through
lots antl on corner tracts antl through tracts, except as notetl below.
- On property having more than 300-feet of street frontage, more than one detachetl sign may be
installed provided that the distance between detached signs is a minimum of 300-feet.
- Monument signs may have a distance of less than 300-feet from a freeway sign, pylon sign, or other
monument sign as granted by city variance.
- The total combined area of all signs can not exceed the maximum allowable sign area for the project of
5,472 square feet. A total of 268 square feet of tletached sign area will be utilized in the Artisan Circle
project, which will be allocated to the two sign-types described herin.
- Detached sign square footage is based upon one square foot of signage for each linear foot of frontage
up to 672 sq. ft. per lot frontage if requiretl set backs are maintained.
- There is one detached sign-type utilized; monument signs. Guide-lines for this sign type is further
tlescribetl on the following pages.
