AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
EAST BLUFF STREET LOCATED IN BLOCK 124 OF THE ORIGINAL
TOWN OF FORT WORTH, AN UNRECORDED ADDITION TO THE
CITY OF FORT WORTH, TARRANT COUNTY, TEXAS AND BEING
294.63 TO 302.74 FEET VARIABLE LENGTH AND 58.48 TO 63.03 FEET
VARIABLE WIDTH AND CONTAINING 14,984 SQUARE FEET OF
LAND, MORE OR LESS; PROVIDING FOR THE REVERSION OF FEE
IN SAID LAND; THE RETAINMENT OF EXISTING UTILITY
EASEMENTS; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
SECTION 1.
That a portion of East Bluff Street located in Block 124 of the Original Town of
Fort Worth, an unrecorded addition to the City of Fort Worth, Tarrant County, Texas and
being 294.63 to 302.74 feet variable length and 58.48 to 63.03 feet variable width and
containing 14,984 square feet of land, more or less; and as more specifically described in
Exhibit "A" attached hereto and incorporated herein by reference, be and the same is
vacated and extinguished.
SECTION 2.
That the fee to the land in the above - described street and alley rights -of -way is
released and shall revert to the adjacent owners as provided by law.
SECTION 3.
That all existing utility easements shall be retained by the City until such time all
utilities located in that easement are relocated at the owner's expense.
SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall tape effect on December 31, 2005 or upon the acceptance by the
City of the replat of the property, whichever occurs first. It is the intent of the City to repeal this
ordinance vacating the above - described street if the replat is not accepted by the City on or before
December 31, 2005.

A portion of East Bluff Street in Block 124 of the ORIGINAL TOWN OF FORT WORTH, an
unrecorded addition to the City of Fort Worth Tarrant County, Texas and described by metes and
bounds as follows:
Commencing at the intersection of the east line of Elm Street and the south line of said East Bluff
Street and run along the south line of said East Bluff Street, north 59 degrees -31 minutes -59
seconds east 52- 351100 feet to the southwest and beginning corner of the.tract being described.
Thence north 06 degrees -46 minutes -38 seconds east, crossing said East Bluff Street, 63- 031100
feet to the north line of said East Bluff Street.
Thence north 59 degrees -31 minutes -59 seconds east, along the north line of said East Bluff
Street, 294 - 631100 feet to the west line of the Gulf Colorado and Sante Fe Railway.
Thence south 00 degrees -26 minutes -37 seconds west, along the west line of said Gulf Colorado
and Sante Fe Railway, 58- 481100 feet to the south line of said East Bluff Street.
Thence south 59 degrees -31 minutes -59 seconds west, along the south line of said East Bluff

Adoption of Ordinance Vacating a Portion of East Bluff Street in Block 124 of the Original Town of
Fort Worth (VA- 044 -010.)
RECOMMENDATION:
It is recommended that the City Council:
Adopt the attached ordinance vacating a portion of East Bluff Street in Block 124 of the Original Town of
Fort Worth, having a variable length of 294.63 feet to 302.74 feet and a variable width from 58.48 feet to
63.03 feet and containing approximately 14,984 square feet.
DISCUSSION:
Tom Struhs of 511 East Bluff Street, Fort Worth, Texas, acting on behalf of Wide Open Spaces, Ltd, owner
of the adjacent property described above, has requested vacation of the above referenced right -of -way in
order to include the property in a replat to accommodate the planned Trinity Bluff development. The portion
of street to be vacated shall be retained as an access and utility easement for any existing utilities unless
other satisfactory arrangements are made.
The Engineering Department, Real Property Services Division, states that the right-of-way vacation is
valued at $8,916.00. Reviewing City Departments expressed no issues with this request and
recommended approval to the City Plan Commission, who in turn recommended approval of this vacation
request at its meeting on April 28th, 2004, subject to an approved re -plat approved and recorded by
December 31, 2005; subject to completion of a Community Facilities Agreement as part of an overall
development agreement and subject to the City:conveying by sale, various surplus lots affected by the
redevelopment plans; and payment to the City, in the amount stipulated by Real Property Management
Division of the Engineering Department for the right -of -way properties being vacated.
TPW has determined that the vacation of this right -of -way would not have any detrimental effect to the
City.
The ordinance shall be effective on or before December 31, 2005 with the acceptance by the City of the
replat of the property. It is the intent of the City to repeal the ordinance if the replat is not accepted by the
City on or before December 31, 2005.
This request is located in COUNCIL DISTRICT 9.
