FIRST AMENDMENT CITY SECRETARY CONTRACT NO. 57431
LEASE AGREEMENTBETWEEN THE CITY OF FORT WORTH
AND ALLIANCE FOR CHILDREN
This First Amendment ("First Amendment") to the Lease is made by and between Alliance for
Children, Inc., a domestic 501-3C corporation, acting by and through Julie Evans, its duly authorized
Executive Director ("Lessor"), and the City of Fort Worth, a Texas municipal corporation, acting by and
through its duly authorized Assistant City Manager, Dana Burghdoff ("Lessee"). The term "Lessor" shall
include the agents, representatives, employees, and contractors of Lessor. The term "Lessee" shall include
the agents, representatives, and employees of Lessee.
WHEREAS, the parties entered into a Lease agreement on April 13, 2022 (City Secretary Contract
No. 57431) for the use of approximately 4,403 square feet of office space located at 3609 Marquita Drive,
Fort Worth, Texas 76116 to be used by the Fort Worth Police Department ("FWPD"); and
WHEREAS, the parties desire to amend the Lease to expand the size of the Leased Premises, revise
the base rental rate for the expanded space, and revise the lease term.
NOW THEREFORE, in consideration of the rentals set forth in the Lease, the parties agree to the
following as of the Effective Date of this First Amendment:
1. SECTION 1. Leased Premises. of the Agreement is hereby amended to read as follows:
For and in consideration of the covenants and agreements as expressed herein, Landlord does hereby
grant to Lessee the use of office space of approximately 8,872 square feet located at 3609 Marquita Drive,
Fort Worth, Texas 76116 ("Leased Premises") for the Crimes Against Children Unit and Human Trafficking
Unit, as depicted in more detail within Exhibits A and B of this Lease, attached hereto and incorporated
herein.
2. SECTION 3. Term. of the Agreement is hereby amended to read as follows:
This Lease shall be for a period commencing on October 1, 2021 and terminate on September 30,
2022 ("Initial Term") and then will automatically renew for up to two (2) successive one-year renewals until
September 30, 2024 ("Renewal Terms"). Effective October 1, 2024, a three (3) year term will commence and
will be set to expire September 30, 2027 ("2024-2027 Term").
3. SECTION 4. Rent. of the Agreement is hereby amended to read as follows:
Under the Initial Term and Renewal Terms, Lessee agrees to pay Lessor Thirty Thousand Dollars
($30,000.00) total rent. Rent shall be delivered to Lessor's address stated in Section 17, and shall be paid in
monthly installments of $2,500.00. Upon the Effective Date of this First Amendment until September 30,
2024, the base rental shall be $5,704.12 per month. Effective October 1, 2024, the base rent rate will be
$8,872.00 per month for the new three (3) year term. Each installment shall be due by the loth day of the
month.
4. Exhibit B, Floor Plan of Premises, of the Agreement is hereby deleted in its entirety and
replaced with the attached, Amended Exhibit B.

5. All other terms and provisions of the Lease which are not expressly amended herein shall
remain in full force and effect.

SUBJECT: (CD 3) Authorize the Execution of a First Amendment to the Lease Between Alliance For
Children, Incorporated (Lessor) and City of Fort Worth (Lessee) to Increase the Leased
Premises to Approximately 8,872 Square Feet, Increase the Base Rent and Revise the
Lease Term For The Office Space at 3609 Marquita Drive, Fort Worth, Texas 76116 to be
Used by The Fort Worth Police Department Crimes Against Children Unit and Human
Trafficking Unit
RECOMMENDATION:
It is recommended that the City Council authorize the execution of a first amendment to the lease
between Alliance For Children, Incorporated (Lessor) and City of Fort Worth (Lessee) to increase the
leased premises to approximately 8,872 square feet, increase the base rent and revise the lease term
for the office space at 3609 Marquita Drive, Fort Worth, Texas 76116 to be used by The Fort Worth
Police Department Crimes Against Children Unit and Human Trafficking Unit.
DISCUSSION:
On April 13, 2022, City Council approved the execution of a lease agreement (Lease) between the
City of Fort Worth (Lessee) and Alliance For Children, Incorporated (Lessor) for approximately
4,403 square feet of office space located at 3609 Marquita Drive, Fort Worth, Texas 76116 (Leased
Premises) to be used by the Fort Worth Police Department (FWPD) Crimes Against Children Unit and
Human Trafficking Unit.
The Lessor and Lessee now desire to amend the with the following terms:
Square Feet: Increase the square feet of the leased premises from 4,403 square feet to 8,872
square feet;
Lease Term: The current Lease term will remain in full force until September 30,2024. Effective
October 1, 2024, any existing renewals in the Lease will be removed and the new term will be for
three (3) years to expire September 30, 2027; and
Base Rent: Upon the effective date of this first amendment until September 30, 2024, the base
rental shall be $5,704.12 per month. Effective October 1, 2024 the base rent rate will be
$8,872.00 per month for the new three (3) year term.
Funding is budgeted in the Other Contractual Services account within the Crime Control & Prevention
Dist Fund for the CCPD Alliance for Children Department.
This property is located in COUNCIL DISTRICT 3.
FISCAL INFORMATION/CERTIFICATION:
The Director of Finance certifies that funds are available in the current operating budget, as
previously appropriated, in the Crime Control & Prev Dist Fund to support the approval of the above
recommendation and execution of the lease amendment. Prior to any expenditure being incurred,
the Police Department has the responsibility to validate the availability of funds.
