Subjed: 1986 ESTIMATE OF APPRAISED PROPERTY VALUES
In accordance with the Texas Property Tax Code, the Chief Appraiser of
Tarrant Appraisal District (TAD) has submitted the attached 1986 Preli-
minary Valuation Summary. This will be the only information available
to the City prior to the Certified Tax Roll which is due by July 25th.
The Summary reflects a Total Appraised Value of $16,538,436,820 and as-
sumes the same exemptions as 1985 for a Net Taxable Value of
$14,843,321,392.
TAD performed a complete reappraisal of all property for 1986 and will
be mailing notices of appraised value changes to all taxpayers at the
end of the month. Taxpayers will then have the opportunity to appear
before the Appraisal Review Board if they wish to challenge the loss of
taxable value to the City. In 1985, approximately 3 percent of the ori-
ginal estimated value was lost due to Appraisal Review Board action and
other corrections by TAD.
Also attached is a schedule prepared by staff showing comparable numbers
of the 1985 Preliminary Valuation Summary, the 1985 Certified Tax Roll
and the current amended 1985 Tax Roll as well as a comparison of the
current 1985 roll and the 1986 Preliminary Valuation Summary.
When the Certified Tax Roll is received in July, additional information
will be prepared for the Council to show changes in the residential/com-
mercial mix and other numbers.

Pursuant to Chapter 25.20 of the Texas Property Tax Code,
attached is the certified estimate of the total appraised
value of all property in your taxing jurisdiction. A
complete reappraisal of all property in Tarrant County has
occurred in 1986. This is an estimate based on the best
information available at this time.
Notices of appraised value have been scheduled for mailing
and affected taxpayers will be given opportunity to appear
before the Appraisal Review Board. We have no way of knowing
what changes will be made by the Appraisal Review Board and
you should consider this fact in your work with the estimated
value.
The certified roll and totals are scheduled to be available
on July 25 after all changes have been made.
