GUINN SCHOOL BUILDING CITY SECRETARY CONTRACT NO. 56152 CSC No. 56152-Rl This Renewal ("Renewal") of Lease Agreement (City Secretary Contract No. 56152) is made and entered into by and between the CITY OF FORT WORTH ("Lessor"), a home rule municipal corporation organized under the laws of the State of Texas, acting by and through William Johnson, its duly authorized Assistant City Manager and the SCORE ASSOCIATION, a Washington D.C. non­ profit corporation, d/b/a SCORE Fort Wotth -Chapter 120 ("Lessee"). RECITALS The following statements are true and correct and form the basis of this Agreement. WHEREAS, Lessor and Lessee entered into City Secretary Contract No. 56152 (as amended), a three-year lease with a term beginning on August 1, 2021 and ending on July 31, 2024 (the "Lease"), for the use of office space in the building known as the "James E. Guinn School" located at 1150 South Freeway, Fort Wo1th, Texas 76104 ("Building"), specifically Suite Nos. 108, 110, 111 and 112 within the Building (the "Leased Area"); and WHEREAS, the term of the Lease expired on July 31, 2024; WHEREAS, since the expiration of the Lease, Lessor and Lessee have operated as if the Lease had continued in full force and effect; and WHEREAS, Lessor and Lessee wish to renew the Lease for a Renewal Term of three (3) years, as provided under the Lease, commencing on August 1, 2024 and ending on July 31, 2027. NOW, THEREFORE, for good and valuable consideration the receipt and adequacy of which are hereby acknowledge, Lessor and Lessee hereby agree as follows: 1.The Lease is hereby renewed and extended for a Renewal Term of three (3) years, commencing on August 1, 2024 and expiring on July 31, 2027. 2.The statements set fotth in the recitals above are true and correct and form the basis upon which Lessor and Lessee have entered into this Agreement. The Lease is a public document on file in Lessor's City Secretary's Office and is incorporated herein by reference for all purposes. All other provisions and conditions of the Lease that are not expressly amended herein or directly in conflict with the provisions and conditions of this Amendment shall remain in full force and effect.
