HomeMy WebLinkAboutIR 7485 INFORMAL REPORT TO CITY COUNCIL MEMBERS No. 7 495 I OR To the Mayor and Members of the City Council August 21, 1990 exA Subject: WILL ROGERS AUDITORIUM - PROPOSED COURSE OF ACTION To assist the City Council in determining how best to proceed on issues relating to the condition of the Will Rogers Auditorium, staff has requested a proposal from Hahnfeld Associates Architects/Planners for professional services. Hahnfeld Associates already has done extensive architectural and engineering work relating to this facility; first under a contract with the City initiated in 1984 and more recently as associate architect to Calloway Johnson Moore, architect for the new auditorium design. Under the proposed contract , the auditorium and tower area will be surveyed to determine substandard conditions which are hazardous to occupants , which fail to comply with applicable code requirements or which may contribute to further degradation of the building and its serviceability. After collecting data from surveys and consultation with structural , mechanical and electrical engineers, the architect will prioritize items in order of severity and potential liability and provide preliminary estimates of probable costs to remedy the various problems . At the end of this scope of study which will be completed for a fee of $45 ,000 , a comprehensive report will be provided to the City for its review and action. While the above study is being done over the next 45 days, the Public Events staff will develop a financial pro forma for continued operation of the facility for Council consideration. Should Council decide to proceed beyond the safety or building deterioration issues , a second phase of study could be authorized to pursue facility enhancement , including functional or aesthetic improvements . For your information, funds in the amount of $1. 6 million still remain which could be used for this project. Emergency roof repairs in the amount of $54 ,000 have been authorized to stop the rapid deterioration of the facility. Also, the status of the transformers containing PCB's must be addressed by an October EPA deadline.
