Subject: DALLAS/FORT WORTH INTERNATIONAL AIRPORTS OFFER TO
Ion DONATE PROPERTIES TO THE CITIES OF FORT WORTH AND
DALLAS
As a result of expansion activities at the Dallas/Fort Worth International Airport (D/FW), the City
of Fort Worth and the City of Dallas now have the opportunity to acquire houses which must be
moved off airport property. Many of the houses are relatively new and in excess of 2,500 square
feet, with 100% brick veneer and constructed on stab foundations. There are a few older and
smaller houses which are also available. They are generally 800-1,000 square feet with minimal
brick, and are constructed on pier and beam. These houses would be ideal for scattered in-fill
In existing low and moderate Income neighborhoods if relocation costs are less than cost of new
construction.
The older houses are'more likely candidates for utilization by the City. The smaller size, general
minimal use of brick veneers and the type of foundations they have, would keep the cost of
relocation less than with the newer properties. Actual costs would vary due to condition of the
house, distance from the original site, and the cost of preparing the lot to receive the unit Also,
some facade work may be necessary to maintain the architectural integrity of the neighborhood
they are moved Into. Estimated costs are $25,000 - $30,000 when moved within a five mile
radius of the current site. Funding is available for this project from Horne Investment Partnership
Program (HOME) and Community Development Block Grant.
Significant steps to implementing a relocation program into an existing neighborhood include: 1)
identifying those houses which would be economically feasible to relocate, making needed
improvements, and correcting code deficiencies; 2) meeting the immediacy of coordinating the
move of a suitable structure onto its new site within thirty days per requirement of DFW Airport;
3) preparing foundations and installing utilities and site improvements before new locations could
receive the units.
By undertaking this project, some mutually beneficial results could be developed for the City of
Fort Worth and DFWAIrport. DFWs offer provides an opportunity to test the feasibility of an in-fill
program, or one which would replace houses which are deemed economically infeasible to
rehabilitate. Housing and Human Services will actively pursue the use of these houses as in-fill
in Moshier Valley, Riverside, or other low and moderate income areas closer to the Airport. The
cost associated with moving and locating these houses will need to be reviewed on a case-by-
case basis to ensure cost efficiency. Currently, Housing and Human Services staff Is waiting for
Dallas/Fort Worth International Airport staff to inform us when properties become available before
proceeding with final recommendations on the In-fill project.
