AN ORDINANCE VACATING AND EXTINGUISHING SARTAIN DRIVE
AND MEDICAL DRIVE AND SIX RELATED PUBLIC OPEN SPACE
EASEMENTS SITUATED IN BLOCKS 2, 3 AND 4 OF HCA
SUBDIVISION, THE CITY OF FORT WORTH, TEXAS; PROVIDING FOR
REVERSION OF FEE IN SAID LAND; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the following rights-of-way and Public Open Space Easements:
1. Sartain Drive located along Blocks 2, 4 and 3, HCA Subdivision, an
addition to the City of Fort Worth, Texas,
2. Medical Drive located between Blocks 2 and 4, HCA Subdivision, an
addition to the City of Fort Worth, Texas,
3. Public Open Space Easements in Lot 2, Block 2, Lot 2, Block 3, and Lot
2, Block 4, HCA Subdivision, an addition to the City of Fort Worth, Texas,
and all recorded in Volume 388-185, Page 81, Plat Records of Tarrant County,
Texas, and as more specifically described in Exhibit A attached hereto and
incorporated herein by reference be and the same are vacated and extinguished.
SECTION 2.
That the fee to the land in the above described right-of-way easements and
Public Open Space Easements are hereby released and shall revert to the adjacent
owner as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed.
SECTION 4.
That this ordinance shall take effect upon adoption.

LEGAL DESCRIPTION
SARTAIN DRIVE AND MEDICAL DRIVE
TO BE VACATED
BEING all of Sartain Drive and Medical Drive as shown on the Final Plat of Lot 2, Bloclc 2, Lots
1 & 2, Block 3 and Lots 1 & 2, Bloclc 4, H.C.A. Subdivision, as recorded in Vohime 388-185,
Page 81, Plat Records, Tarrant County, Texas and being more particularly described by metes
and bounds a s follows:
BEGINNING at the southeast corner of said Lot 2, Block 3, being at the intersection of the north
right-of--way line of Sartain Drive (a variable width right-of--way line) and the west right-of--way
line of John T. White Road North (a variable width right -of--way),
THENCE S 00°15'40"W, 68.00 feet along said west right-of--way line of John T. White Road
North to the south right-of--way line of said Sartain Drive;
THENCE N 90°00'00"W, 640.77 feet along said south right-of--way line to the beginning of a
curve to the left;
THENCE continuing with said south right-of--way line and with said curve to the left, through a
central angle of 03°41'28", having a radius of 1231.28 feet, the long chord of which bears
S 88°09'15"W, 79.31 feet, an arc distance of 79.32 feet;
THENCE S 86°18'31 "W, 13.19 feet continuing with said south right-of--way line to the beginning
of a clove to the right;
THENCE continuing with said south right-of--way line and with said curve to the right, through a

BEING the (6) 20 foot by 20 foot PUBLIC OPEN SPACE EASEMENTS situated in the E. Andes
Survey, Abstract Number 66, Tarrant County, Texas as shown on the plat of Lot 2, Block 2, Lot 1 & 2,
Block 3, Lot 1 & 2, Bloclc 4, H.C.A. Subdivision, an addition to the City of Fort Worth, Texas, Tarrant
County, Texas, as recorded in Volume 388-185, Page 81, Plat Records, Tarrant County, Texas and being
more particularly described as follows:
NUMBER 1, being the 20'x20' Public Open Space Easement found at the intersection of the
Southerly right-of--way line of Sartain Drive and the West right-of--way line of Medical Drive, as
shown on said H.C.A. Subdivision Plat;
NUMBER 2, being the 20'x20' Public Open Space Easement found at the intersection of the
Southerly right-of--way line of Sartain Drive and the East right-of--way line of Medical Drive, as
shown on said H.C.A. Subdivision Plat;
NUMBER 3, being the 20'x20' Public Open Space Easement found at the intersection of the

LOT 2, BLOCK 2, LOT 1 AND 2, BLOCK 3 AND LOT 1 AND 2, BLOCK 4, HCA
SUBDIVISION, FORT WORTH, TEXAS (VA-03-005)
RECOMMENDATION:
It is recommended that the City Council adopt the attached ordinance vacating two streets 68 feet wide
located on Sartain Drive and Medical Drive and related Public Open Space Easements (P.O.S.E.) all
situated in Lot 2, Block 2, Lot 1 and 2, Block 3 and Lot 1 and 2, Block 4, HCA Subdivision, as recorded
in Volume 388-185, Page 81, Plat Records of Tarrant County, Texas.
DISCUSSION:
Pantego Bible Church, owner of the above-described properties, has requested vacation of the above
referenced rights-of-way and related P.O.S.E. replat with adjoining property. Existing improvements
include paving, curb and gutter, water and sewer lines. Said rights-of-way shall be retained as utility
easements. Right-of-way must .also be dedicated connecting Sartain Drive from Hidden Meadows
Subdivision to John T. White Road.
The City Plan Commission recommended approval at its public hearing on January 22, 2002. The
Engineering Department, Real Property Services Division states that a fee of $21,734.50 is required.
Reviewing City departments and public utility companies have raised no objections to this request. An
acceptable replat has been provided (FS-03-017) and has to be completed by January 2004.
This request is located in COUNCIL DISTRICT 4.
FISCAL INFORMATION/CERTIFICATION:
The Finance Director certifies that this action. will have no material effect on City funds.
