T E C T S January 29, 2025 Mr. Alfonso Meza Property Management Department City of Fort Worth 100 Fort Worth Trail Fort Worth, Texas 76102 Re: Fort Worth Police Department South Patrol Division Additional A-E Fee Request Dear Alfonso: Callahan & Freeman Architects respectfully requests additional fee on the Fort Worth Police Department South Patrol Division project. This request relates to additional construction administration effort on our part due to the extended time the Contractor is taking to complete the construction. The earlier Amendment Number 4 to our agreement added fee to extend the completion date to April 2024. The Construction Punchlist will not be complete until February 2025 — approximately nine months additional project time. Included in our effort since April are the following services: 1. Coordinating with the Contractor to confirm the punch list work, including building, landscape, and other site issues. 11 trips have been made to the observe the work, with some work still outstanding. 2. Review and reorganization of the close-out documents file sent by Core. This file was 14,684 pages, containing everything, unindexed. The area of the site south of the parking lot was not graded to the Civil Documents and excess soil was stockpiled by the contractor. The Owner requested changes to provide longer flumes that would extend under the fence and have steel plates so that the lawn tractors can roll over the flumes. Core's pricing was HIGH, and the work got cut back so that Core could finish. Final negotiations remove Core from this grading and tasks them with removing the soil. Many hours of coordination and advising the Owner were spent issuing drawings, narrative directions, on- site meetings, and reviewing pricing. 4. A warrantee issue has required the help of the design team related to the operations of the HVAC equipment serving the Locker Rooms. The T&B report showed problems and the contractors could not correct the unit without the manufacturer and the mechanical contractor could not get them out there. BHB was able to make a contact, and Carrier will be visiting the project. We have spent multiple hours coordinating and investigating the issue. P.O. Box 15577 Fort Worth, TX 76119 817.478.1765 cfarchitects.com Since April, we have spent 239 hours on the project. At our current billing rate of $150/hr. this totals $35,850. Therefore, assuming the Contractor will be complete by middle of February, we request an additional fee in the amount of $35,850. As you know, it has been an effort for us and the City to get this project completed in a satisfactory way. We look forward to getting the project closed out. Thank you for your consideration of this request. Please let us know if you have any questions or if additional information would be helpful. Sincerel , ' lV V Frank W.
