Subject: SALE OR EXCHANGE OF PARK LAND

BACKGROUND
The Parks and Community Services Department has been approached by representatives of
the Trinity Valley School regarding the possibility of their acquisition by purchase or
exchange of 8.646 acres of undeveloped City park land adjacent to their proposed campus.
The subject park parcel is part of a 27 acre site, known as Oakmont Linear Park, acquired
by the City in 1979 through the Park Dedication Policy of the City's Subdivision Ordinance.
Located between Dutch Branch Road and Bryant Irvin Road, this park site has been held in
reserve awaiting residential development to occur. The attached map indicates the
boundaries of the entire park, the private school property, and that portion of the park
proposed to be sold or exchanged.
It is believed that the community's recreational needs associated with the parcel of property
would be served equally by acquisition of land contiguous to the remaining portion through
either exchange or purchase from the proceeds of the subject 8.646 acres.
In accordance with Sections 253.001 and 272.001 of the Local Government Code, a City may
dispose of public park land only after an election approving the conveyance and
00* advertisement of sale or exchange by competitive bids. An election ordinance calling for an
election on the issue must be approved by the City Council prior to placement on the ballot.
Based upon real estate appraisals commissioned by the City, a substitute site of equal or
greater value would be acquired to replace the disposed park land.
The subject property and Oakmont Linear Park is located in Council District 3.
This item is scheduled for review and consideration by the Parks and Community Services
Advisory Board on Monday, March 6, 1995.
FUTURE ACTION
To insure this item is placed on the May 6, 1995 election ballot, Council action will need to
occur at the meeting of March 16, 1995. Unless otherwise directed, staff will prepare an
M&C and ordinance for Council consideration which will place this proposition on the ballot.

OAKMONT LINEAR PARK
