FIRST AMENDMENT TO COMMERCIAL LEASE
1008 E. 11TH STREET, FORT WORTH, TEXAS 76102
This First Amendment to Commercial Lease ("First Amendment") is entered into by and between
Kent Riibe ("Landlord") and the City of Fort Worth, a home -rule municipal corporation of the State of
Texas ("Tenant").
RECITALS
A. Landlord and Tenant entered into a month -to -month Commercial Lease dated July 30", 2024 (City
Secretary Contract Number 61939) (the "Lease") concerning 1008 E. 1 lfl' Street, Fort Worth, Texas 76102
(the "Leased Premises").
B. Landlord and Tenant desire to amend the Lease for the first time to extend the term of the Lease
through December 31', 2025.
AGREEMENT
In consideration of the mutual covenants contained in this First Amendment, Landlord and Tenant
agree to amend the Lease as follows:
Section 3.A. of the Lease is amended to be and read as follows:
Term:
A. The term of this lease is seventeen (17) months and zero (0) days, commencing on August 1,
2024 (Commencement Date) and ending on December 31, 2025 (Expiration Date).
Except as amended by this First Amendment, all of the terms and conditions ofthe Lease are ratified
and remain in full force and effect.

11th Street, Fort Worth, Tarrant County, Texas, 76102 in the Amount of $6,500.00 Per
Month for the Public Events Department for Storage During the Fort Worth Convention
Center Renovation and Expansion Project
RECOMMENDATION:
It is recommended that the City Council authorize the execution of a first amendment to the month -to -
month commercial lease with Kent Riibe for the use of warehouse space located at 1008 East 11th
Street, Fort Worth, Tarrant County Texas, 76102 in the amount of $6,500.00 per month for the Public
Events Department for storage during the Fort Worth Convention Center Renovation and Expansion
Project (City Project No. 102582).
DISCUSSION:
The purpose of this Mayor and Council Communication is to recommend that the City Council
authorize the execution a first amendment to the month -to -month commercial lease with Kent Riibe
(Landlord) for the Public Event Department's use of approximately 10,870 square feet of warehouse
space located at 1008 East 11th Street, Fort Worth, Tarrant Texas 76102 for the storage of equipment
and furniture during the Fort Worth Convention Center Renovation and Expansion Project (City Project
No. 102582).
The City of Fort Worth (City) and Landlord entered into a month -to -month Commercial Lease (City
Secretary Contract Number 61939) (the Lease) with an effective date of August 1, 2024 and with a
term not to exceed January 31, 2025.
The City and Landlord desire to amend the Lease to extend its term until December 31, 2025. The
Lease provides for termination by either party with a written notice of at least thirty (30) days.
The amount of rent to be paid to Landlord under this first amendment to the Lease shall not exceed
$71,500.00 ($6,500.00 per month for a maximum of 11 months). In addition, the Lease stipulates that
the City will be responsible for any monthly water bills issued in excess of $100.00.
Funding is budgeted in the Certificate of Obligation 2023 Fund for the ARPA FWCC Expansion & Prj
Mgmt Project, as appropriated.
This property is located in Council District 11.
FISCAL INFORMATION/CERTIFICATION:
The Director of Finance certifies that funds are available in the current capital budget, as previously
appropriated, in the Certificate of Obligation 2023 Fund for the ARPA FWCC Expansion & Prj Mgmt
project to support the approval of the above recommendation and execution of the amendment. Prior
to any expenditure being incurred, the Property Management Department has the responsibility to
validate the availability of funds.
