As consideration for the Lessee's expenses related to the relocation of the Leased Area, the Lessee shall be provided rent abatement for seven (7) months, valued at $7,763.42, commencing on April 1, 2025. No rent will be due until November ], 2025. 4. STORAGE. In addition to the Leased Area, Lessor shall allow Lessee the exclusive use of the first floor Suite Nos. 106, 104, 105, lOSA, and lOSB, consisting of approximately 1,744 square ("Storage Area No. 1"), and Conference Room No. 135, consisting of approximately 313 squaxe feet ("Storage Area No. 1), (collectively, the "Storage Areas") totaling approximately 2,057 square feet, as further depicted in Exhibit "B," to be used for storage at no charge through September 30, 2025. If Lessee continues to use the Storage Areas after September 30, 2025, rent for the Storage Areas shall be $12.52 per square foot, totaling as follows: Storage Area No. 1: $1,819.57 per month Storage Area No. 2: $326.56 per month Lessee's use of the Storage Areas may at any tiine be terminated by Lessor, if deemed necessary by Lessor for the highest and best use of the Building. 5. CONFERENCE ROOMS. Lessor shall also allow Lessee the non-exclusive use of the second floor conference room, as depicted in Exhibit "C," to store Lessee's conference room table and chairs. Lessee's use of the second-floor conference room may at any time be terminated by Lessor, if deemed necessary by Lessor for the highest and best use of the Building. The first-floor conference rooms shall also be available for Lessee's non-exclusive use with the permission of Lessor. 6. EXPANSION OF LEASED AREA. In the event that the Lessee requires additional space, Lessee shall have the option to include conference room No. 135 on the �rst floor, as depicted in Exhibit "D," to the Leased Area at a base rental rate of $12.52 square feet totaling $326.56 per month. 7. All other terms and conditions of the Lease shall remain unchanged and in full force and effect.
