FORT WORTH MEACHAM INTERNATIONAL AIRPORT
IMPROVIED AND, UNIMPROVED GROUND LEASE AGREEMENT
LEASE SITES, 5N, 6N9,7N, 8N9 9,AND, ION
This AMENDMENT NO., I "Amendment" is made and entered into by and between the
CITY OF' FORT WORTH ("Lessor"), a Texas home rule municipal corporation acting by and
through Fernando Costa, its duly authorized Assistant City Manager, and MEACHAM
DEVELOPMENT,, LLC ("Lessee" a Texas, li-inited liability company, acting by and t1irough
Robert M.McMurrey, its duly authorized Manager.
RECITALS
WHEREAS, on or about September 26, 20,0 3, Lessor and Lessee entered into Clity
Secretary Contract (11CSC11) No. 29,135, a ground lease agreement for a 51,,8,81 square feet of
improved ground space and 277,728 square feet of unimproved ground space known as Lease Sites
5N5 6N 7N) 8NI 9N and ION ("Leased Prerm'ses"), at Fort Worth Meacham International Airport
("Airport"'). CSC No. 29135 shall hereinafter be referred to as the "Lease";
WHEREAS, Lessor and Lessee wish to adjust the boundaries of the Premises for the
extension of the East Parking Lot in conjunction with the Renovation of the Meacharn
Administration Building;
WHEREAS, Lessor and Lessee now wish to amend the Lease to reflect a decrease in the
total square footage of the unimproved ground space. The change reflects, a decrease! of 6,393.80,
square feet of ground space.
NOW THEREFORE m consideration of the mutual covenants, promises and obligations,
contained herein, Lessor and Lessee herby agree as follows:
I. Section 2. "Property Leased"' of C'SC No. 29135 is hereby amended to read as follows:
PROPERTY LEASED,
Lessor hereby demises to Lessee 51,881 square feet of'inn proved land and
271,334.20, square feet of unimproved land known as Lease Sites 5N, 6N,
7N, 8N, 9N and ION at -the Airport (collectively, the "New Prerm"ses"), as
depicted in the map attached hereto and described as Exhibit "A", which is
hereby incorporated and made a part of this Lease for all purposes herein.

2. Section 4. "Rent"of'CSC No., 291 5 is hereby amended to read as follows:
RENT.
4.1. Monthl Rent for Pre nukes.
Lessee shall pay Lessor monthly rent for the Premises based on an annual
rate of$0.2756 per square foot for 51,881.00 square feet of improved land
and $0.2545 per square foot for 271 -3.34.20 of um'mproved land, for a total
annual rent of$83,352.96,or$6,946.08 per month.
3. The person signing this agreement hereby warrants that he/she has the legal authority to
execute this agreement on behalf'o�f'the respective party, and that such binding authority has
been granted by proper order,resolution, ordinance or other authorization of the entity. Each,
party is fully entitled to rely on these warranties, and representations in entering into this
Agreement or any amendment hereto.
4. All other provisions and conditions of the Lease that are not ex ressly amended herein or
directly in conflict with the provisions and conditions of this Amendment shall remain *in
full force and effect.

RECOM ENDATI�ON:,
It is"recommended that the City Council authorize the execution of Amendment No. 1 to City Secretary
Contract No. 29135, a Ground Lease Agreement,, with Meacham Development, LLC, to adjust the
boundaries of Lease Site 5,N-1 ON located at Fort Worth, Meacham International Airport.

DISCUSSION:
Meacham Development, LL C (Meacham Development), currently holds, a Ground Lease Agreement for
Lease Slite 5N-10N',, also known as City Secretary Contract No. 29,135. Lease Site 5N-10N consists of
51,881 square feet of improved ground space and 277,72181 square feet of unimproved ground space for a
total of 3291,609 square feet at Fort Worth Meacham International Airport.
Staff has been in discussion with Meacham Development to adjust the boundaries on the north to allow
ground space to be freed up for use in conjunction with the Meacham Administration Building Renovation
Proje�c,t. The amount of ground space to be removed from the northeast boundary would be equally
distributed to, the east and west to maximize a more efficient use, of the space.: This adjustment decreases
the overall' site by 6,393.80 square feet of ground space. This, decrease will bring the total square footage
of the lease site to 323,215�.20 square feet. Staff and Meacham Development find no objection with this
adjustment, as it is mutually beneficial for both parties.
The adjusted lease site will generate approximately the amount of$83,352.96 annually iin r �nu!e�. Al�ll,
other provisions and conditions of the lease shall remain in full force and effect.,
The property is located in COUNCIL DISTRICT 2.
FISCAL INFORMATION / CERTIFICATION:
The Financial Management Services Director certifies that the Aviation Department is responsible for the
collection and deposit of fu�nd�s, due to the City.
