SECOND AMENDMENT TO LEASE AGREEMENT
This Second Amendment to Lease Agreement ("Amendment") is entered into as
of 1M o e-k l U , 2011 by and between Alliance Center-East Association, a
Texas non-profit corporation ("Lessor"), and the City of Fort Worth, a municipal
corporation, acting by and through its duly authorized representative("Lessee").
RECITALS
A. Lessor and Lessee entered into a certain Lease Agreement dated March 28, 2008
(City Secretary Contract No. 36872), as amended by that First Amendment to
Lease Agreement dated February 27, 2009 (City Secretary Contract No. 36872-
A1) (collectively, the "Lease"), involving premises more particularly described
therein.
B. Lessor and Lessee now desire to amend the Lease as described below.
AGREEMENT
NOW, THEREFORE, for good and valuable consideration, the receipt and
sufficiency of which is hereby acknowledged,Lessor and Lessee agree as follows:
1. Extension of Lease Tenn. The primary Term of the Lease expired on March 31,
2009. Upon expiration of the primary Term, the Term was automatically renewed
through 5:00 p.m. on March 31, 2010 pursuant to the First Amendment to Lease
Agreement. Lessee timely exercised its renewal option to extend the Term of the Lease
to March 31, 2011. The Term of the Lease is hereby automatically renewed through 5:00
p.m. on March 31, 2015.
2. Renewal Options. The Second paragraph of Section 3 of the Lease is hereby
deleted and the following substituted therefor:
"This Lease may be renewed for a successive term of twelve (12) months for up to a
maximum of four(4) successive terms,provided that Lessee notifies Lessor in writing of
its intent to extend on or before thirty(30)days prior to the expiration of the Lease or any
extension thereof.Upon delivery of such notice, the Lease shall be deemed automatically
extended on the same terms and conditions as provided in the Lease. The terms of this
Lease shall continue to govern and control the relationship of the parties during any
extensions."
3. Lessee Acknowledgement. Lessee acknowledges and agrees that (a) Lessor has
performed all of its obligations under the Lease, and (b) there are no offsets, claims or
defenses to the payment of rent and the performance of the other obligations of Lessee
under the Lease.

4. Miscellaneous. The Lease, as amended hereby, remains in fiill force and effect.
Capitalized tenns not defined herein have the meanings assigned in the Lease. This
Amendment may be signed in separate counterparts. Facsimile signatures shall be
deemed originals.
IN WITNESS WHEREOF,this Amendment has been duly executed in multiple
counterparts by the parties hereto as of the date and year first written above.

HEARING:
SUBJECT: Authorize Execution of a Lease Amendment with Alliance Center-East Association for
Office Space Located at 2421 Westport Parkway, Suite 800 for the Police Department
RECOMMENDATION:
It is recommended that the City Council authorize the City Manager to execute a lease amendment
for office space located at 2421 Westport Parkway, Suite 800 with Alliance Center-East Association
at a cost of$1.00 per year.
DISCUSSION:
The Housing and Economic Development Department and Real Property Services Division at the
request of the Police Department has negotiated an extension to the existing lease with Alliance
Center-East Association for space utilized as a police storefront. The Police Department has leased
this space since March 2008.
The landlord and City entered into a lease dated March 28, 2008, (City Secretary Contract No.
36872, as amended by City Secretary Contract No. 36872-A1). The lease expires on March 31, 2011.
The proposed lease amendment would extend the term of the lease for four years, with four one-year
options to renew. The new lease termination date under the proposed amendment would be March
31, 2015.
RENEWAL OPTIONS —This agreement may be renewed for up to four successive one-year terms at
the City's option. This action does not require specific City Council approval provided that the City
Council has appropriated sufficient funds to satisfy the City's obligation during the renewal term.
FISCAL INFORMATION/CERTIFICATION:
The Financial Management Services Director certifies that funds are available in the current operating
budget, as appropriated, of the Crime Control and Prevention District Fund.
