Re: Lease Agreement("Lease") between the City of Fort Worth ("Tenant") and Trinity
Bluff Development, LTD. ("Landlord") for 800 Samuels Ave. ("Leased Premises") (City
Secretary Contract No. 3 73 52)
Dear Mr. Struhs:
This letter is to confirm the second renewal term of the Lease.
The Lease was for an initial term of one year, beginning on October 1, 2008 and
ending on September 30, 2009. Section 3 of the Lease allows for up to five (5)
successive options to renew the Lease, each for a one (1) year term. Tenant already
elected to extend for the first renewal option, bringing the termination date to September
30, 2010.
Tenant would again like to extend the lease for a one year term. Per Section 3,
exercise of any such option requires written notice by Tenant to Landlord 30 days prior to
the expiration of the previous term. Tenant did not provide the required notice prior to
September 30, 2010, but wishes to exercise the second renewal option.
By execution of this letter agreement, Landlord agrees to waive the notice
requirement contained in Section 3 of the Lease, and the parties agree that the Lease is
currently in its second renewal term, which began October 1, 2010 and will end on
September 30, 2011.
To indicate your concurrence with the waiver of notice and renewal of the Lease
for the second renewal term, please sign where indicated below and return two copies of
the original executed documents to the following address at your earliest convenience:

Authorize the City Manager to Execute a Lease Agreement with Trinity Bluff Development,LTD,for Office
Space Located at 800 Samuels Avenue for the Police Department
RECOMMENDATION:
It is recommended that the City Council authorize the City
Manager to execute a lease agreement with Trinity Bluff
Development,LTD,for office space of approximately 1,340 square
feet located at 800 Samuels Avenue for the Police Department.
DISCUSSION:
The Engineering Department,Real Property Services Division,at
the request of the Police Department,has negotiated the lease of
space to be utilized as a police storefront.
The lease term will be for one year,beginning October 1, 2008,
and terminating on September 30, 2009, with one one—year
renewal option.The rent is$1.00 per year. Under the terms of the
lease,the City of Fort Worth is responsible for all utility charges,
including telephone.The City has occupied this space since
October,2006.
The property is located in COUNCIL DISTRICT 2.
RENEWAL OPTIONS —This agreement may be renewed for one
one—year term at the City's option. This action does not require
specific City Council approval provided that the City Council has
appropriated sufficient funds to satisfy the City's obligation during
the renewal term.
FISCAL INFORMATION:
The Finance Director certifies that funds are available in the
current operating.budget, as appropriated, in the Crime Control and
Prevention District Fund.
