RE: COFW POLICE VEHICLE CRIME SCENE GARAGE
PHASE 1 DESIGN SERVICES PROPOSAL
BHB PROJECT 2025.054.004
Dear pon,
We appreciate the opportunity to offer our proposal to provide phase 1 schematic design services proposal
for the referenced project as we discussed via email, which will include Architectural, Structural, Civil,
Survey, Mechanical, Electrical, and Plumbing Schematic Design services. The project consists of providing
design for a new, fully conditioned vehicle crime lab building facility of approximately 2,400 square feet in Fort
Worth, Texas.
As part of a previous assessment project for the existing Vehicle Crime Scene Garage, BHB and Elements of
Architecture have completed some of the required investigations for the initial design of the new proposed
building, including preliminary HVAC calculations, electrical power requirements, and Architectural
programming efforts. Because of this, the costs of these services have been reduced to reflect the previously
completed work. Structural foundation design, as well as Civil and Survey efforts were not provided as a part
of the previous assessment project.
BHB anticipates Architectural scope will include programming meeting with you and the user group,
schematic floor plans of the proposed facility, along with a code review analysis, a schematic level opinion of
probable construction cost, and an in-person review meeting to discuss.
Civil scope will include a schematic design of drainage and landscape plans, as well as an initial urban
forestry requirement investigation.
BHB anticipates Survey scope will include a topographic survey of the building footprint and surrounding
area.
BHB anticipates Structural scope will include engaging a metal building contractor to coordinate required
dimensions and structural load requirements, as well as a schematic design of the structural foundations
required, based on a geotechnical report including soil conditions and foundation recommendations.

BHB anticipates Electrical scope will include a schematic design of the electrical power and lighting systems,
as well as schematic coordination of a new electrical service for the new building with Oncor. BHB
anticipates Mechanical scope will include a schematic design of HVAC and plumbing systems required for
the proposed building.
Our fee proposal makes the following assumptions:
• We understand that this project will not be LEED certified.
• Our scope does not include sound system design, audio/visual system design, security system
wiring, telephone system wiring design, nor data system wiring design. Rough-in conduits will be
designed as defined byyou.
• Our proposal assumes no new generator or standby power distribution systems.
• Included as part of our base proposal are two coordination meetings per discipline during the design
of the project. We have not included regularly scheduled design review meetings with the Owner
and/or Design Team as a part of our base fee.
• Our fee proposal is based upon producing the Contract Documents using Word/PDF, and AutoCAD.
• The following items are not included in our basic services:
o Sealed Construction Drawings.
o Energy modeling, i.e. for IECC orASHRAE compliance.
o Building Commissioning.
We propose to provide the Architectural and Engineering design for the referenced project in sufficient detail
to assess preliminary project costs and design features and to engage a design team for final Construction
Drawings. Deliverables will include original drawings (CADD Plots) and a schematic narrative report.
The design will be in accordance with criteria and guidance received from the building users via
communication from you. Criteria will also include the following:
1. One copy of a recent geotechnical report for our review. The report should include
recommendations for buildingfoundations, surroundingflatwork, and supporting underfloor
plumbing piping and electrical conduits.
In consideration of the scope described above we propose the following stipulated sum fees:
Architectural: $6,050
CiviL• $5,000
Survey: $5,800 (No Sales Tax)
Structural: $4,500
MEP: $5,500
Proiect Coordination: $3.000
Total: $29,850
