FOR CITY SECRETARY CONTRACT NO. 41119
FORT WORTH MEACHAM INTERNATIONAL AIRPORT
UNIMPROVED GROUND LEASE AGREEMENT
LEASE SITE NO. 9 (HANGAR 8S)
This FIRST RENEWAL TO CITY SECRETARY CONTRACT NO. 41119
("RENEWAL") is made and entered into by and between the CITY OF FORT WORTH
("Lessor"), a home rule municipal corporation organized under the laws of the State of Texas and
TEXAS CAPITALIZATION RESOURCE GROUP, INC. ("Lessee"), a Texas Corporation,
acting by and through ROBERT L. PATTON, JR. its duly authorized PRESIDENT, each
individually referred to as a "party" and collectively referred to as the "parties."
RECITALS
The following statements are true and correct and form the basis of this Agreement.
WHEREAS, On or about November 17, 2010, Lessor and Don E. Hansen entered into City
Secretary Contract ("CSC ") No. 41119, an Unimproved Ground Lease for the lease and use of real
property known as Lease Site No. 9 (Hangar 8S) and any improvements and facilities thereon
("Leased Premises") at Fort Worth Meacham International Airport") hereinafter referred to as the
Lease;
WHEREAS, the Initial Term of the Lease expires on May 31, 2026, with two (2) options
to renew for an additional five (5) years each;
WHEREAS, On or about May 01, 2012, through Mayor and Council Communications
(M&C) C-25586 City Council authorized a Consent to Assignment (CSC 41119-CAI) of the Lease
to Lessee; and
WHEREAS, the Lessor and Lessee wish to exercise the first renewal term provided
under the Lease, commencing on June 1, 2026, and ending on May 31, 2031.
NOW, THEREFORE, for good and valuable consideration, the receipt and adequacy of
which are hereby acknowledged, Lessor and Lessee hereby agree as follows:
1. The Lease is hereby renewed and extended for the first permitted renewal term of five (5)
years, commencing on June 1, 2026 and expiring on May 31, 2031.
2. In accordance with the established Schedule of Rates and Charges, this lease site of
39,959.30 square feet of Ground Space at the current lease rate of $0.49 per square foot will
generate revenue of $19,580.06 per year or $1,631.67.

3. All other terms and conditions of the Lease shall remain in full force and effect. The
statements set forth in the recitals above are true and correct and form the basis upon which Lessor
and Lessee have entered into this Agreement. The Lease is a public document on file in Lessor's
City Secretary's Office and is incorporated herein by reference for all purposes.
All other provisions and conditions of the Lease that are not expressly amended herein or
directly in conflict with the provisions and conditions of this Amendment shall remain in full
force and effect.
