CITY SECRETARY CONTRACT NO. AMENDMENT NO.3 TO CITY SECRETARY CONTRACT NO. 22117 This AMENDMENT NO. 3 TO CITY SECRETARY CONTRACT NO. 22117 ("Amendment") is entered into by and between the CITY OF FORT WORTH ("Tenant"), a home rule municipal corporation situated in Tarrant County, Texas, and acting by and through Ramon Guajardo, its duly authorized Assistant City Manager, and RUDD PROPERTIES ("Landlord"), acting by and through Vernon Rudd, its duly authorized Owner. WHEREAS, Tenant and Landlord previously entered into City Secretary Contract ("CSC") No. 22117, as amended by CSC Nos. 22729 and 23331 (collectively the "Lease"), a lease of certain office space in the Vinnedge Building located at 2100 North Main Street in Fort Worth, Texas, for the City's provision of employment and training activities and operation of its Northside Workforce Center; and WHEREAS, Tenant wishes to lease additional space in the Vinnedge Building for additional consideration in order to continue its provision of employment and training activities through the Northside Workforce Center; NOW, THEREFORE, in consideration of the mutual covenants, promises and obligations contained herein, Tenant and Landlord agree as follows: 1. Article 1.4 of the Lease is hereby amended to read as follows: WITNESSETH: That Landlord, in consideration of the covenants and agreements to be performed by Tenant and upon the terms and conditions hereinafter stated, does hereby lease, demise, and let unto Tenant certain office space in the Vinnedge Building located at 2100 North Main Street, Fort Worth, Texas, known as Suite Nos. 100, 101, 103, 109, 110, 111 and 120. 2. Article 1.6 of the Lease is hereby amended to read as follows RENT: Ten Thousand Nine Hundred Thirty-nine Dollars and Eighteen Cents ($10,939.18) per month through September 14, 2001. Such rent shall be effective March 1, 1999. 3. Exp. 01-20-2002 Amendment No. 3 to CSC No. 22117 Lease Agreement between Rudd Properties and City of Fort Worth - Northside Workforce Center City of Fort Worth, Texas "Clor And cou"Cit,commu"icatio" DATE REFERENCE NUMBER LOG NAME PAGE 3/11/99 **C-17303 08WORKFORCE 1 of 2 SUBJECT AMENDMENT TO CITY SECRETARY CONTRACT NO. 22117, LEASE AGREEMENT WITH RUDD PROPERTIES TO ADD OFFICE SPACE FOR THE NORTHSIDE WORKFORCE CENTER AT 2100 NORTH MAIN STREET FOR DEPARTMENT OF EMPLOYMENT AND TRAINING RECOMMENDATION: It is recommended that the City Council authorize the City Manager to amend City Secretary Contract ("CSC") No. 22117, a lease agreement with Rudd Properties for the Department of Employment and Training's Northside Workforce Center, 2100 North Main Street, to add 785 square feet of leased space for an additional $887.05 per month in rent for the period of March 1, 1999, to September 15, 2001, increasing the total monthly rental amount to $10,939.18. DISCUSSION: On August 20, 1996 (M&C C-1 1799), the City Council authorized the City Manager to enter into CSC No. 22117, a five-year lease agreement with Rudd Properties for office space located at 2100 North Main Street. This office facility is utilized by the Employment and Training Department to provide workforce development services for residents of north Fort Worth. The One -Stop Career Center has expanded services and is in need of additional space for staff and client training activities. The additional 785 square feet is adjacent to existing leased space, which will allow for an orderly expansion. Workforce services offered at the One -Stop Center includes: • Assessment of skills, interests, and aptitudes • Career Counseling • Individualized Job Search Assistance • Job Listings on Employment Opportunities • Career Resource Room • Fax Services • Resume Services • Labor Market Information All funds necessary for payment of rent under the lease will come from the Job Training Partnership Act grant fund. Also, the lease contains a provision that allows the City to terminate the lease upon thirty - day written notice to the landlord in the event the City does not receive grant funds for continued funding under the lease, or for any reason ceases to provide the types of services set forth herein.
