MAYOR AND COUNCIL COMMUNICATION
7.4.1 VA -26-010 ORCHARD VILLAGE ALLEY STUBOUTS
DATE: 09/15/26 M&C FILE NUMBER: M&C 26-0859
DEPARTMENT: DEVELOPMENT SERVICES
SUBJECT
(CD 8) Adopt Ordinance Vacating Right -of -Way Stubouts Along the North Side of Maple
Orchard Lane to be Replatted into the Adjoining Property for a Single -Family Detached
Residential Subdivision and Waive Any and All Purchase Fee Value of the Vacated Land in
Accordance with City Policy
RECOMMENDATION
It is recommended that the City Council:
1. Adopt an ordinance vacating the right-of-way stubouts along the north side of Maple
Orchard Lane to be replatted into the adjoining property for a single-family detached
residential subdivision; and
2. Waive any and all purchase fee value of the vacated land in accordance with City policy.
DISCUSSION
GM Civil, on behalf of Orchard Farms Ventures, LLC, submitted the request to vacate the right-
of-way stubouts along the north side of Maple Orchard Lane to allow for the development of a
single-family residential subdivision. The stubouts were originally intended to facilitate the
development of an alley loaded townhome development, but the developer chose to return to
a standard single-family product and the alleys are no longer needed. The City Plan
Commission recommended approval of this request at its June 11, 2026 meeting. An acceptable
final plat (FP -26-005) has been received in accordance with the Subdivision Ordinance.
The City of Fort Worth (city) originally obtained the identified rights -of -way through plat
dedication. The City does not own any fee interest in the rights -of -way or own any property
adjacent to the rights -of -way and did not expend any City funds to obtain the rights -of -way.
In accordance with the City's policy regarding street and alley vacation transactions (M&C G-
15624), staff recommends waiving the purchase price of the rights -of -way.
This project is located in COUNCIL DISTRICT 8.
This M&C does not request approval of a contract with a business entity.

effect on City funds.
