AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND TO RESTRICT THE
LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCES, OR OTHER
PURPOSES; THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDING; AND OTHER STRUCTURES: THE SIZE
OF YARDS AND OTHER OPEN SPACES; OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION;
AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA
AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID
DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011 ; PRE-
SCRIBING A SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR
EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A
SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL. OF THE ;.ITY OF FORT WORTH, TEXAS:
SECTION 1.
That Ordinance No. 3011 be amended so that the following described uses in the hereinafter
described area be altered, changed and amended as follows to wit:
Z-71-108 Being a survey of a tract of 7.98 acres of land in the J. Rogers (North) Survey,
Abstract No. 1265, Tarrant County, Texas, and being an addition in the cities
of Benbrook and Fort Worth, Block No. 24, said 7.98 acres encompassing platted
lots, Nos. 9, 10, 11 and 12, Ridglea Country Club Estates.
Commencing at the northeast corner of a 132.32 acre tract, Block 24, J. Rogers
(North) Survey, Abstract 1265, Volume 4349, page 233, said point also being
the northwest corner of First Tract, Volume 1418, page 582; thence N 63°53' E
330.9 feet to a point, said point being the northeast corner of Lot 112, Block 24,
Ridglea Country Club Estates, to the point of Beginning;
Thence N 63053' E 1 ,663.52 feet along the south right of way line of the Texas
and Pacific Railroad, said right of way line being 75 feet from the center line
of the T & P tract to a point, said point being at the intersection of said right
of way line with the intersecting point of the north right of way line of projec-
ted street, Tumbling Trail, said point being the point of a curve that has a cen-
tral angle of 57008', a radius of 330 feet;
Thence in a southwesterly direction around said curve to the point of tangency
of said curve with the north right of way line of Tumbling Trail to a point;
Thence S 6045' W 60 feet to a point, said point being at the intersecting point
with the north right of way line of projected street, Battle Creek Road, said
point also being at the point of curve of a curve having a central angle of 32052',
a radius of .220 feet;
Thence in a northwesterly direction around said curve to the point of tangency with
the north right of way line of projected Battle Creek Road to a point;
Thence N 63°53' W to a point, said point being the southeast corner of Lot 12,
Block 24, Ridglea Country Club Estates;
Thence in a northeasterly direction along the east line of said Lot 12, Block 24,
to the point of beginning and containing a total of 7.98 acres of land.

SECTION 2.
The zoning regulations and districts, as herein established, have been made in accordance with
the comprehensive plan for the purpose of promoting health, safety, morals and the general
welfare of the cnmmunity. They have been designed to lessen congestion in the streets, to
secure safety from fire, panic, flood and other dangers; to provide adequate light and air;
to prevent overcrowding of land; to avoid undue concentration of population; to facilitate
the adequate provisions of transportation, water, sewerage, parka and other public require-
ments. They have been made after a full and complete public hearing with reasonable considera-
tion among other things, of the character of the district and its peculiar suitability for
the particular uses and with a view of conserving the value of buildings and encouraging the
most appropriate use of land throughout the community.
SECTION ]
This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct conflict with the provisions of this
ordinance.
SECTION 4.
Should any section, clause or provision of this ordinance be declared by the court to be in-
valid, the same shall. not affect the validity of the ordinance as a whole or any part thereof,
other than the part so declared to be invalid.
SECTION 5
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply
with or who resists the enforcement of any of the provisions of this ordinance shall be fined
not less than Five and Mu/100 Dollars ($5.00) nor more than Two Hundred and No/100 Dollars
($yUO'UO) for each offense. Each day that a violation is permitted to exist shall constitute
a separate offense.
SECTION 6.
This ordinance will take effect and be in full force and effect from and after its passage
and publication as required by law,
