the Leased C'Leased Premises);and
WHEREAS,the Lease provides that Lease shall expire on July 31,2014;and
WHEREAS,under the Lease, Lessee has the right to renew the lease for three successive
one-year extensions with the base rent during the renal period to be$3,520 per month;and
WHERE AS,Lessee and Lessor desire to renew the Lease for an additional year under the
same tenns and conditions.
NOW' THEREFOUE, in consideration of the rentals set forth in the Lease, the parties
agree as follows:

The Lease shall be renewed for an additional year beginning on August 1, 2014 and
ending on July 31,2015.

HEARING:
SUBJECT: Authorize Lease Modification and Extension Agreement with Basswoodbeach Crossing,
Ltd., for Office Space at 4301 Basswood Boulevard, Suite 180 for the Police Department
(COUNCIL DISTRICT 4)
RECOMMENDATION:
It is recommended that the City Council:
1. Authorize the execution of a lease modification and extension for office space located at 4301
Basswood Boulevard, Suite 180 with Basswoodbeach Crossing Ltd.; and
2. Approve a lease term of two years effective August 1, 2012 and expiring on July 31, 2014 with
three one year renewal terms.
DISCUSSION:
The Housing and Economic Development Department, Real Property Services Division, at the
request of the Police Department, has negotiated a lease Agreement extension and modification with
Basswoodbeach Crossing, Ltd.,for approximately 1,982 square feet of office space located at 4301
Basswood Boulevard, Suite 180.
The terms of the lease are:
The initial lease term is for two years.
The monthly rental rate during the initial term will be $3,200.00 per month.
The lease will permit three successive one year renewals at City's option.
The monthly rental rate during the renewal terms will be $3,520.00.
The City is responsible for the payment of all utility costs and telephone service.
The modifications to the existing lease include the term extension, the addition of the renewal options
and the increased rental rates.
The City has leased this space since July 2000.
This property is located in COUNCIL DISTRICT 4.
FISCAL INFORMATION/CERTIFICATION:
The Financial Management Services Director certifies that funds are available in current operating
budget, as appropriated, of the Crime Control and Prevention District Fund.
