AN ORDINANCE VACATING AND EXTINGUISHING PORTIONS OF
GOLDEN TRIANGLE BOULEVARD, SITUATED IN THE WILLIAM
McCOWAN SURVEY, ABSTRACT NO. 999 OF THE CITY OF FORT
WORTH, TARRANT COUNTY, TEXAS; AS RECORDED IN VOLUME
5529, PAGE 12 AND VOLUME 5529, PAGE 17 OF THE DEED RECORDS
OF TARRANT COUNTY, TEXAS AND CONTAINING
APPROXIMATELY 71,900 SQUARE FEET ACRE OF LAND MORE OR
LESS; PROVIDING FOR REVERSION OF FEE IN SAID LAND;
PROVIDING THAT THE CITY SHALL RETAIN ALL EXISTING
UTILITIES EASEMENTS; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That excess portions of the right-of-way of Golden Triangle Boulevard, a public street
with variable width, situated in the William McCowan Survey, Abstract No. 999 of the City of
Fort Worth, Tarrant County, Texas; as recorded in Volume 5529, Page 12 and Volume 5529,
Page 17 of the Deed Records of Tarrant County, Texas, and containing respectively
approximately 1.537 acre or 66,951 square feet of land more or less and 0.114 acre or 4,949
square feet of land more or less, and as more specifically described in Exhibits "A" and "B" and
"C" attached hereto and incorporated herein by reference be and the same is vacated and
extinguished.
SECTION 2.
That the easement to the land in the above-described vacated street right of way is hereby
released and shall revert to the adjacent owner as provided by law.

SECTION 3.
All existing utility casement be shall be retained by the City until such time all utilities
located in that casement are relocated at the o-"mer's expense.

That all ordinances or parts of ordinance,,,, in conflict herewith are hereby repealed.

Replatted with the Adjoining Property of Bear Creek Plaza, Ltd. (COUNCIL DISTRICT 7)
RECOMMENDATION:
It is recommended that the City Council adopt the attached ordinance vacating portions of excess right-of-
way along Golden Triangle Boulevard to be replatted with the adjoining property of Bear Creek Plaza, Ltd.,
and authorize the City Manager or designee to execute all appropriate instruments necessary to complete
the vacation.
DISCUSSION:
The City of Fort Worth, on behalf of Bear Creek Plaza, Ltd., has requested the vacation of these portions,
of street right-of-way to replat them with the adjoining property, The City Plan Commission recommended
approval of this request at its meetings on February 26, 2014 and May 28, 2014. An acceptable final plat
(FS-012-071) has been received in accordance with the Subdivision Ordinance.
The City of Fort Worth (City) originally obtained the right-of-way through deeds recorded in Volume 5529,
Pages 12 and 17, Deed Records Tarrant County Texas. The City owns the right-of-way in fee simple and
is exchanging these portions of right-of-way with the applicant in a land swap for right-of-way dedicated for
Old Denton Road north of the intersection of Old Denton Road and Golden Triangle Boulevard.
This project is located in COUNCIL DISTRICT 7, Mapsco 21
