AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
ARCH ADAMS, FROM WEST 7TH STREET TO WEST 6TH STREET AND
AN ALLEY IN BLOCK 3 OF THE WILLIAM J BAILEY ADDITION AN
ADDITION TO THE CITY OF FORT WORTH AS RECORDED IN
VOLUME 310, PAGE 61 OF THE PLAT RECORDS OF TARRANT
COUNTY TEXAS, CITY OF FORT WORTH, TARRANT COUNTY
TEXAS PROVIDING FOR REVERSION OF FEE IN SAID LAND
PROVIDING THAT THE CITY SHALL RETAIN ALL EXISTING
UTILITIES EASEMENTS AUTHORIZING THE CITY MANAGER TO
EXECUTE THE CONVEYANCE OF THE RIGHT OF WAY REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH, AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1
That a portion of Arch Adams Street, situated m the J W Conner Survey Abstract
Number 355 and the J.P Montgomery Survey Abstract Number 1030 Tarrant County Texas,
and all of the alley m Block 3 of the William J Bailey Addition, an addition to the City of Fort
Worth, Tarrant County Texas, as recorded in Volume 310 Page 61 of the Plat Records of
Tarrant County Texas, and containing approximately 22,238 square feet or 0 551 acres of land,
more or less, and as more specifically described in Exhibits A and `B attached hereto and
incorporated herein by reference be and the same is vacated and extinguished.
SECTION 2.
That the easement to the land in the above-described vacated street right of way is hereby
released and shall revert to the adjacent owner as provided bylaw

SECTION 3
All existing utility easement be shall be retained by the City until such time all utilities
located in that easement are relocated at the owner's expense.
SECTION 4.
The City Manager is hereby authorized to execute a deed without warranty and the
necessary documents of conveyance of the rights-of way described m Exhibits A and `B to
the adjacent property owners for fair market value already received.
SECTION 5.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 6.
That this ordinance shall take effect upon adoption.

EXHIBIT A
ABANDONMENT DESCRIPTION
Being a tract of land situated m the J W Conner Survey Abstract Number 355 and the J.P
Montgomery Survey Abstract Number 1030 Tarrant County Texas, and being all of the alley m
Block 3 of the William J Bailey Addition, an addition to the Crty of Fort Worth as recorded. in
Volume 310 Page 61 of Plat Records, Tarrant County Texas and a portion of Arch Adams
Street (a 60' Right-of way) and being more particularly described by metes and bounds as
follows,
COMMENCING at 1/2 inch iron rod with cap stamped 'Bnttan and Crawford found at the
southeast corner of intersection of Arch Adams Lane (a 50' right-of way) and West 6TH Street (a
50' right-of way)
THENCE S 00°16'19"E, 131 94 feet with the east right-of way of said Arch Adams Lane to a
point m the north line of a 12 alley and the Point of Beginning;
THENCE N 89°54 49"E, 50 36 feet, departing said east right-of way with the north line of said
12 alley to the west right-of way of said Arch Adams Street;
THENCE North, 25 83 feet with the west right-of way of said Arch Adams Street to the
beginning of anon-tangent curve to the left;
THENCE with said west right-of way of said Arch Adams Street and said non-tangent curve to
the left, an arc distance of 80 02 feet, through a central angle of OS °52 40" having a radius of
780 OS feet, the long chord of which bears N 17°2147"W 79 99 feet;
THENCE N 13 51'50"E, 102.56 feet, departing said west right-of way to a point in the east
right-of way of said Arch Adams Street and the beginning of anon-tangent curve to the left;
THENCE with said east right-of way and said non-tangent curve to the left, an arc distance of

SUBJECT
Adopt an Ordinance Vacating a Portion of Arch Adams Street from West Seventh Street to its Intersection
with West Sixth Street and an Alley from Arch Adams Lane to the Eastern Property Line of Lot 17 Both
within Block 3 William J Bailey Addition in the City of Fort Worth
RECOMMENDATION
It is recommended that the City Council authorize the City Manager to
1 Adopt an ordinance vacating a portion of Arch Adams Street from West Seventh Street to its
intersection with West Sixth Street, 60 feet wide by approximately 178 feet long and an alley from Arch
Adams Lane to the eastern property line of Lot 17 being 12 feet wide by 230 feet long both within Block
3 William J Bailey Addition in the City of Fort Worth and
2. Accept as payment for the vacated right of way the dedication of 1 11 acres of new right-of-way and
authorize the City Manager to execute any necessary conveyance documents
DISCUSSION
Jacobs Engineering Group on behalf of Museum Place Holdings LLC and GC Museum Partners LP
has requested the vacation of the above referenced right-of-way in order to redevelop their property with
portions of the right-of-way The vacation of this right-of-way will allow Museum Place Holdings, LLC to
build another phase of the Museum Place mixed-use development. The City Plan Commission
recommended approval of this request at its meeting on March 26 2008 An acceptable final plat (FP-08-
012) has been received Any existing utilities will be relocated at the applicant's expense or retained within
a designated easement along with an appropriate plat note that no permanent structures may be
constructed or placed thereon
The City holds fee simple title to the street to the right-of-way to be vacated The applicant has proposed
to dedicate an equivalent amount of right-of-way 1 11 acres of land throughout the Museum Place
development to offset and pay for the 1 12 acres of right-of-way to be vacated Staff recommends that the
City Council accept the dedication of 1 11 acres of land as payment for the vacated right-of-way
This land is located in COUNCIL DISTRICT 7
