AN ORDINANCE VACATING AND EXTINGUISHING A REMAINDER
PORTION OF SHERRIL STREET SITUATED BETWEEN LOT 1 A Rl,
FACTORY PLACE ADDITION AN ADDITION TO THE CITY OF FORT
WORTH, TARRANT COUNTY TEXAS AND WEST VICKERY
BOULEVARD AS RECORDED IN VOLUME 204-A, PAGE 100 OF THE
PLAT RECORDS OF TARRANT COUNTY TEXAS CONTAINING
APPROXIMATELY 1,274 SQUARE FEET OR 0.0293 ACRES OF LAND
PROVIDING FOR REVERSION OF FEE IN SAID LAND PROVIDING
THAT THE CITY SHALL RETAIN ALL EXISTING UTILITIES
EASEMENTS REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH, AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1
That a remainder portion of Sherril Street, situated adjacent to Lot 1 A R1 of the Factory
Place Addition, an addition to the City of Fort Worth, Tarrant County Texas and West Vickery
Boulevard, as recorded in Volume 204-A, Page 100 of the Plat Records of Tarrant County
Texas, containing approximately 1,274 square feet or 0 0293 acres of land, and as more
specifically described m Exhibits A and `B" attached hereto and incorporated herein by
reference be and the same is vacated and extinguished.
SECTION 2.
That the easement to the land in the above-described vacated street nght of way is hereby
released and shall revert to the adjacent owner as provided by law
SECTION 3.
All existing utility easement be shall be retained by the City until such time all utilities
located m that easement are relocated at the owner's expense.

SECTION 4.
That all ordinances or parts of ordinances m conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

LEGAL DESCRIPTION
A 0 0293 acre remainder portion of the right-of-way of Sherri) Street dedicated by
the plat of Factory Place, an Addition to the City of Fort Worth Tarrant County
Texas, according to the plat recorded in Volume 204-A, Page 100 Plat Records
Tarrant County Texas, (said right-of-way being shown as Granberry Street on the
plat of Factory Place) and said 0 0293 acre tract being more particularly described
by metes and bounds as follows:
BEGINNING at set 1 /2" steel rod at the easternmost corner of Lot 1-A-R1
Block 7 of said Factory Place, according to the revised plat ecorded Cabinet A,
Slide 5597 of said Plat Records, the southwest right-of-way line of Hopkins
Street, a 60 feet wide public street;
THENCE South 38'35 40 East along the southeasterly extension of the southwest
right-of-way line of said Hopkins Street, 1 63 feet to a point in the northwest
right-of-way line of West Vickery Boulevard a public street with a variable width
and a curve to the left whose radius bears South 46'04 39 East, 1066.09 feet;
THENCE along the northwest right-of-way line of said West Vickery Boulevard and
said curve to the left through a central angle of 06'16'34 an arc length of
1 16 78 feet, (long chord bears South 40'47'04 West, 1 16.72 feet) to a found
1 /2 steel rod at the most easterly corner of Lot 1-A-R2, Block 7 of id
Factory Place;
THENCE North 38'35 40 West along the northeast line of said Lot 1-A-R2, 22 76
feet to a set 1 /2 steel rod at the most southerly corner of said Lot 1-A-R 1
THENCE North 51 13 00 East along the southeast line of said Lot 1-A-R1 114 72
feet to the Point of Beg nning, and containing 0 0293 acres (1,274 square feet) of
land more or less.

RECOMMENDATION
It is recommended that the City Council authorize the City Manager to
1 Adopt an ordinance vacating a remnant part of Sherril Street, containing 1,274 square feet, located
between the northern right-of-way line for West Vickery Boulevard and Lot 1AR1 Factory Place Addition
in the City of Fort Worth and
2. Waive any and all purchase fee value of the vacated land in accordance with City policy (M&C G-
15624)
DISCUSSION
Grant Engineering Inc. on behalf of William T Ellis has requested the vacation of the above referenced
right-of-way in order to replat this remnant portion of Sherril Street with the adjoining property The City
Plan Commission recommended approval of this request at its meeting on February 25 2009 An
acceptable replat (FS-09-042) has been received Any existing utilities will be relocated at the applicant's
expense or retained within a designated easement along with an appropriate plat note that no permanent
structures may be constructed or placed thereon
The City of Fort Worth (City) originally obtained the above mentioned right-of-way through the platting
process West Vickery Boulevard is adjacent to the referenced right-of-way The Transportation and Public
Works Department has reviewed the associated replat and has required no additional right-of-way for
West Vickery Boulevard Since no City funds have been expended to purchase property or easement
rights collection of the fee value or any portion thereof is recommended by staff to be waived
This land is located in COUNCIL DISTRICT 9
