AN ORDINANCE VACATING AND EXTINGUISHING PORTION OF
PARADISE STREET, SITUATED IN RIVERSIDE ADDITION, AN
ADDITION TO THE CITY OF FORT WORTH, TARRANT COUNTY,
TEXAS, AS RECORDED IN VOLUME 63, PAGE 97 IN THE PLAT
RECORDS OF TARRANT COUNTY, TEXAS; PROVIDING FOR
REVERSION OF FEE IN SAID LAND; THE RETAINMENT OF
EXISTING UTILITY EASEMENTS; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of Paradise Street situated the Riverside Addition, an addition to the City
of Fort Worth, Tarrant County, Texas as recorded Volume 63, Page 97 in the Plat Records of
Tarrant County, Texas, and containing respectively approximately 9,490 square feet or 0.2179
acres of land more or less, and as more specifically described in Exhibits "A" and "B" attached
hereto and incorporated herein by reference be and the same is vacated and extinguished.
SECTION 2.
That the fee to the lands in the above-described vacated alleys and streets are hereby
released and shall revert to the adjacent owner as provided by law.
SECTION 3.
That all existing utility easements shall be retained by the City until such time all utilities
located in the easements are relocated at the owner's expense.

SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

LEGAL DESCRIPTION
PORTION OF PARADISE STREET TO BE VACATED
THAT CERTAIN TRACT OF LAND LOCATED IN RIVERSIDE ADDITON TO THE CITY OF FORT
WORTH, TARRANT COUNTY, TEXAS, AS RECORDED IN VOLUME 63 PAGE 97 P.R.T.C.T. AND
BEING A PORTION OF PARADISE STREET SAID TRACT BEING MORE PARTICULARLY
DESCRIBED AS BY METES AND BOUNDS AS FOLLOWS:
BEGINNING at the center point of a City of Fort Worth 4 inch square concrete
monument found at the intersection of the East line of Paradise Street (a 60' wide
right of way) and the South line of Block 83 and Block 84, Riverside Addition to the
City of Fort Worth as recorded in Volume 83, Page 97, of the Plat Records, Tarrant
County, Texas;
THENCE; West 60.00' along the South line of the above referenced RIVERSIDE ADDITION
to a 518" Iron Rod Set for the intersection of the West line of Paradise Street and
the North right of way line of Ennis Street (60' right of way) and being the
southeast corner of Lot. 9R Block 84 as recorded in Volume 388-113 Page 684 of the
Plat Records, Tarrant County, Texas:
THENCE; N 00°02'34" W 149.23 feet along the West right of way of Paradise Street to a
5\8" Iron Rod Set in the South Iine of the C.R.L & G. Railroad Co. right of way (100')
for a corner;
THENCE: N 73°17'46" E 62.63 feet along said railroad right of way to a a 5\8" Iron
Rod Set for a corner;
THENCE.- SO0°02'34" E 167.19 feet along the East line of the above referenced Paradise
Street to the. POINT OF BEGINNING and containing 9,490 square feet or 0.2179
acres of land.

SUBJECT:
Adopt Ordinance Vacating a Portion of Paradise Street to be Replatted with the Adjoining Property for an
Accessory Parking Lot for Corinth Baptist Church Fort Worth, Inc. (COUNCIL DISTRICT 8)
RECOMMENDATION:
It is recommended that the City Council:
1. Adopt the attached ordinance vacating a portion of Paradise Street to be replatted with the adjoining
property for an accessory parking lot for Corinth Baptist Church Fort Worth, Inc.; and
2. Waive any and all purchase fee value of the vacated land in accordance with City Policy (M&C G-
15624).
DISCUSSION:
Alan Ward Surveying, on behalf of Corinth Baptist Church Fort Worth, Inc., has requested the vacation of
this portion of Paradise Street in order to replat it with the adjoining property for an accessory parking lot
for the existing church. The City Plan Commission recommended approval of this request at its meeting
on December 16, 2011. An acceptable final plat (FS-11-161) has been received in accordance with the
Subdivision Ordinance.
The City of Fort Worth (City) originally obtained the above mentioned right-of-way through the platting
process. The City does not own any fee interest in the right-of-way or own any property adjacent to the
right-of-way and did not expend any City funds to purchase the right-of-way easements. In accordance
with the City's policy regarding street and alley vacation transactions approved by the City Council on
March 6, 2007 Mayor and Council Communication (M&C G-15624), Staff recommends waiving the fair
market value or any portion thereof of purchase price of the right-of-way easements for the streets and
alley.
This project is located in COUNCIL DISTRICT 8, Mapsco 63Y.

The Financial Management Services Director certifies that this action will have no material effect on City
funds.
