ORDINANCE NO 18666-06-2009
AN ORDINANCE VACATING, ABANDONING AND
EXTINGUISHING A PORTION OF A PUBLIC ACCESS
EASEMENT LOCATED WITHIN A PORTION OF LOT 1, BLOCK
3 OF TRINITY BLUFF ADDITION AN ADDITION TO THE CITY
OF FORT WORTH, TARRANT COUNTY TEXAS AS RECORDED
IN CABINET A, SLIDE 10218 OF THE PLAT RECORDS,
TARRANT COUNTY TEXAS AND CONTAINING
APPROXIMATELY 0103 ACRES OF LAND PROVIDING FOR
REVERSION OF FEE IN SAID LAND REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH, AND PROVIDING
AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS
SECTION 1
That a portion of a public access easement situated m a portion of Lot 1 Block 3
of the Tnmty Bluff Addition, an addition to the City of Fort Worth, Tarrant County
Texas, contammg approximately 0 103 acres of land, and as recorded m Cabinet A, Slide
10218 of the Plat Records of Tarrant County Texas, and as more specifically described
m Exhibits A and `B attached hereto and incorporated herein by reference, be and the
same is vacated, abandoned and extinguished.
SECTION 2
That the fee to the land m the above described vacated public access easement is
hereby released and shall revert to the adjacent owner as provided by law
SECTION 3.
That all ordinances or parts of ordinances m conflict herewith are hereby
repealed.
SECTION 4
That this ordinance shall take effect upon adoption.

Field notes for:( 24 WIDE ACCESS EASEMENT VACATION AND ABANDONMENT )
A portion of Lot 1 in Block 3 of TRINITY BLUFF ADDITION an Addition to the City of Fort Worth,
Tarrant County Texas according to the plat thereof recorded in Cabinet A, Slide 10218 of the Plat
Records of Tarrant County Texas and described by metes and bounds a follows:
Commencing at a 5/8" capped ron recovered for the southwest corner of the Block 124 of the
ORIGINAL TOWN OF FORT WORTH, an unrecorded Addition to the City of Fort Worth, at the
ntersection of the east line of Elm Street and the north line of Belknap Street and run, along the east line
of said Elm Street and the west line of said Block 124 north 30 degrees-28 minutes-Ol seconds west 99-
98/100 feet to a 5/8" capped iron found for the most westerly southwest corner of said Lot 1 at the
beginning of a curve to the right having a rad us of 220 feet, then along the west tine of said Lot t and the
east line of said Elm Street along said curve to the ght an arc length of 1 10-94/100 feet to a 5/$" capped
iron recovered at its end, the long chord of said 1 10-94/100 feet arc is north 06 degrees-20 minutes-32
seconds west ]09-77/i00 feet, then north 06 degrees-46 minutes-38 seconds east 12 51/100 feet to the
southwest corner of said 24 feet wide access easement and the beginn ng corner of the tract being
described
Thence north 06 degrees-46 m utes-38 seconds east, contin ing along the west line of said Lot 1 and the
east line of said Elm Street, 30-I S/100 feet.
Thence north 59 degrees-31 m utes-59 seconds east, along the north I ne of said 24 feet wide access
easement, 179-40/100 feet to the northwest corner of Tract II described in the deed to Trinity Bluff
Development, Ltd. recorded in Clerks Document No D206266580 of the Real Records of Tarrant
County Texas.
Thence south 30 degrees-28 minutes-O1 second east, along the west line of said Tract [I and the east line
of said 24 feet wide access easement, 24 feet to the southeast corner of said 24 feet wide access easement
and the southwest corner of said T act II
Thence south 59 degrees-31 minutes-59 seconds west, along the south 1 ne of said 24 feet wide access
easement, 197-65/100 feet to the place of beginning and containing 0-i 03/1000 of an acre.

Adopt an Ordinance Vacating a Public Access Easement, 24 Feet Wide by 198 Feet Long Located Within
Lot 1 Block 3 Trinity Bluff Addition in the City of Fort Worth
RECOMMENDATION
It is recommended that the City Council authorize the City Manager to
1 Adopt an ordinance vacating a public access easement, 24 feet wide by 198 feet long located within Lot
1 Block 3 Trinity Bluff Addition in the City of Fort Worth and
2 Waive any and all purchase fee value of the vacated land in accordance with City policy (M&C G-
15624)
DISCUSSION
Brookes Baker Surveyors on behalf of Trinity Bluff Development, has requested the vacation of the above
referenced public access easement in order to replat the public access easement with the adjoining
property to build a new hotel The City Plan Commission recommended approval of this request at its
meeting on April 22 2009 An acceptable replat (FS-09-041) has been received Any existing utilities will
be relocated at the applicant's expense or retained within a designated easement along with an
appropriate plat note that no permanent structures may be constructed or placed thereon
The City of Fort Worth (City) originally obtained the above-mentioned public access easement through the
platting process The City does not own land under or adjacent to the above referenced right-of-way
Since no City funds have been expended to purchase property or easement rights collection of the fee
value or any portion thereof is recommended by staff to be waived
This land is located in COUNCIL DISTRICT 9
