FOURTH MODIFICATION OF LEASE AGREEMENT
THE STATE OF TEXAS
KNOW ALL BY THESE PRESENTS
COUNTY OF TARRANT
THAT this Fourth Modification of Lease Agreement is made and entered into between
H.J. Clifton,Sr.("Lessor")and the City of Fort Worth,a municipal corporation,acting by
and through its duly authorized representatives("Lessee")for and in consideration of
One Dollar($1.00)and other good and valuable consideration,receipt of which is hereby
acknowledged.
WITNESSETH
1. Lessor and Lessee hereby confirm and ratify,except as modified below,all of the
terms,conditions and covenants in that certain Lease Agreement for office space,
dated April 4, 1997,City Secretary Contract No.22602,and Modification of
Lease Agreement dated April 28, 1999,City Secretary Contract No.24824 and
the Second Modification of Lease Agreement dated July 26,2000, City Secretary
Contract No.26090,Addendum letter dated August 2,2000,City Secretary
Contract No.26431,Third Modification of Lease Agreement dated December 14,
2001,City Secretary Contract No.27515 and the renewal of lease letters for
office space located at 2001 E.Loop 820 S.,Fort Worth,Tarrant County,Texas
76112.
2. Lessor and Lessee agree that effective March 1,2005 the lease shall be extended
for a term of one(1)year and shall expire on February 28,20056
3. Lessor and Lessee agree that the City of Fort Worth may further renew the Lease
for successive terms of 12 months each up to a maximum of two successive
terms.
4. Lessor and Lessee agree that the rent will remain at$650.00 per month.
5. All other terms and conditions of the original Lease Agreement remain unch?nged
and in full force and effect.

Authorize Lease Extension with H. J. Clifton, Sr. for Office Space at 2001 East Loop 820 South for
the Police Department
RECOMMENDATION:
It is recommended that the City Council:
1. Authorize the City Manager to execute a lease extension for office space located at 2001 East Loop
820 South from H. J. Clifton, Sr., at a cost of$7,800 per year; and
2. Approve the lease extension term of one year beginning March 1, 2005 and expiring February 28,
2006, with two options to renew for one year each.
DISCUSSION:
The Engineering Department, Real Property Services Division, at the request of the Police Department,
negotiated a lease extension agreement with H. J. Clifton, Sr. for office space to be used as a police
storefront.
The lease extension term is for one year, with two one-year options to renew. There is a rental charge of
$7,800 per year for the space.
The City has leased this space since March 1, 1997. The landlord is responsible for payment of utility
services. The City is responsible for payment of telephone services.
This police store front is located in COUNCIL DISTRICT 5.
FISCAL INFORMATION/CERTIFICATION:
The Finance Director certifies that funds are available in the current operating budget, as appropriated, of
the Crime Control and Prevention District Fund.
