AN ORDINANCE VACATING, ABANDONING AND
EXTINGUISHING A PORTION OF MOSIER VIEW COURT, A
PRIVATE STREET, UTILITY EASEMENT AND EMERGENCY
ACCESS EASEMENT, LOCATED WITHIN BLOCK 100 OF
RIVERBEND EAST OFFICE PARK, AN ADDITION TO THE
CITY OF FORT WORTH, TARRANT COUNTY, TEXAS, AS
RECORDED IN VOLUME 388-186, PAGE 91 OF THE PLAT
RECORDS, TARRANT COUNTY, TEXAS AND CONTAINING
APPROXIMATELY 21,442 SQUARE FEET OF LAND;
PROVIDING FOR REVERSION OF FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS:
SECTION 1.
That a portion of Mosier View Court, a private street, an emergency access easement
and utility easement, situated in Block 100, Riverbend East Office Park, an addition to
the City of Fort Worth, Tarrant County, Texas, containing approximately 21,442 square
feet of land, and as recorded in Volume 388-186, Page 91 of the Plat Records of Tarrant
County, Texas, and as more specifically described in Exhibits "A" and "B", attached
hereto and incorporated herein by reference, be and the same is vacated, abandoned and
extinguished.
SECTION 2.
That the fee to the land in the above described vacated private street, emergency
access easement and utility easement is hereby released and shall revert to the adjacent
owner as provided by law.

SECTION 3.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect upon adoption.

BEING A PORTION OF BLOCK 100
RIVERBEND EAST OFFICE PARK
FORT WORTH TARRANT COUNTY TEXAS
BEING a portion of Block 100, known as Mosier View Court, a private street,
emergency access and utility easement, according to plat recorded in Volume 388-186,
Page 91 of the Plat Records of Fort.Worth, Tarrant County (PRTC) (DRTC), said tract
being tied to the Texas Coordinate System, North Central Zone, NAD83, tied the
SmartNet Network using GPS RTK surveying methods, bearings are grid, distances are
horizontal ground measurements, the said portion of Block 100 of Mosier View Court
being more particularly described as follows:
BEGINNING at a point in the north line of Mosier View Court a found 5/8inch brazed
iron pin (5/8BIP) bears N56 037'31"E, 34.00ft for the east corner of the said Lot 3, being
the northwest intersection of Gravell Drive and the said Mosier View Court;
THENCE S33 022'29"E, 60,00ft to the southerly right-of-way of the said Mosier View
Court to a point from which a set 5/8BIP bears N56 037'31"E, 34.00ft being in the
northerly line of Lot 4, Block 10 of the said Riverbend East office Park;
THENCE S56 037'31"W, with the southerly line of the said Mosier View Court, 156.00ft
to a found 5/813IP for the beginning of a curve from which the center bears
S56°37'31"W, 60.00ft;
THENCE northwesterly with the said curve through a central angle of 270°00'00"for a
distance of 282.74ft. to a set 100d galvanized spike being the south corner of the said
Lot 3;
THENCE N56 037'31"E, 216,00ft to the place of beginning and containing 21,442 square
feet of land.

Adopt Ordinance Vacating a Portion of Mosier View Court, a Private Street, to be Replatted with the
Adjoining Property for Additional Parking for the Existing Industrial Development for Beloit Tarrant 1, LLC
(COUNCIL DISTRICT 4)
RECOMMENDATION:
It is recommended that the City Council:
1. Adopt the attached ordinance vacating a portion of Mosier View Court, a private street, to be replatted
with the adjoining property for additional parking for the existing industrial development for Beloit Tarrant
1, LLC; and
2. Waive any and all purchase fee value of the vacated land in accordance with City Policy.
DISCUSSION:
JB Davies, Inc., on behalf of Beloit Tarrant 1, LLC, has requested the vacation of this portion of Mosier
View Court to replat it with the adjoining property for additional parking for the existing industrial
development. The City Plan Commission recommended approval of this request at its meeting on August
27, 2014. An acceptable final plat (FS-014-142) has been received in accordance with the Subdivision
Ordinance.
The City of Fort Worth (City) originally obtained the above mentioned right-of-way through the platting
process. The City does not own any fee interest in the right-of-way or own any property adjacent to the
right-of-way and did not expend any City funds to purchase the right-of-way easements. In accordance
with the City's Policy Regarding Street and Alley Vacation Transactions approved by the City Council on
March 6, 2007 (M&C G-15624), Staff recommends waiving the fair market value or any portion thereof of
purchase price of the right-of-way easements for the streets and alley.
This project is located in COUNCIL DISTRICT 4, Mapsco 66J.
