AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
GRANT STREET SITUATED IN LOT 1R1 IN BLOCK 4 OF TRINITY
BLUFF ADDITION, AN ADDITION TO THE CITY OF FORT WORTH,
TARRANT COUNTY, TEXAS; AS RECORDED IN INSTRUMENT NO.
D213242364 OF THE PLAT RECORDS OF TARRANT COUNTY, TEXAS
AND CONTAINING APPROXIMATELY 49301 SQUARE FEET OR 0.098
ACRE OF LAND MORE OR LESS; PROVIDING FOR REVERSION OF
FEE IN SAID LAND; PROVIDING THAT THE CITY SHALL RETAIN
ALL EXISTING UTILITIES EASEMENTS; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of Grant Street, a 50 foot wide right-of-way, situated in Lot 1R1 in Block 4
of the Trinity Bluff Addition, an addition to the City of Fort Worth, Tarrant County, Texas
according to the plat recording in Instrument No. D213242364 of the Plat Records of Tarrant
County, containing approximately 4,301 square feet or 0.098 acre of land more or less, and as
more specifically described in Exhibit "A" attached hereto and incorporated herein by reference
be and the same is vacated and extinguished.
SECTION 2.
That the easement to the land in the above-described vacated street right of way is hereby
released and shall revert to the adjacent owner as provided by law.
SECTION 3.
All existing utility easement be shall be retained by the City until such time all utilities
located in that easement are relocated at the owner's expense.

SECTION 4.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

D213242364 of the Plat Records of Tarrant County,Texas originally dedicated by the plat of EVANS
AND HUFFMAN ADDITION,an Addition the City of Fort Worth,according to the plat thereof
recorded in volume 94,page 368 of the Deed Records of Tarrant County, Texas and described by metes
and bounds as follows:
Commencing at a marked"Y"for the southwest comer of said Lot 1R1, in the east right-of-way of
Samuels Avenue, and run along the west line of said Lot 1R1, north 30 degrees-28 minutes-01 seconds
west 30 feet to the intersection of the intersection of the east right-of-way of Samuels Avenue, and the
north line of East Peach Street,vacated and abandoned by City Ordinance No.20481-11-2012,the run,
along the north line of abandoned and vacated East Peach Street north 59 degrees-31 minutes-59 seconds
east 246 feet to the intersection of the north line of abandoned and vacated East Peach Street,and the
west line of said Grant Street for the southwest and beginning corner of the tract being described.
Thence north 30 degrees-28 minutes-01 second west,along the west line of said Grant Street, 86-03/100
feet to the southwest corner of the portion of Grant Street vacated and abandoned by City Ordinance No.
16199.
Thence north 59 degrees-31 minutes-59 seconds east,along the south line of the said portion of Grant
Street vacated and abandoned by City Ordinance No. 16199,a distance of 50 feet to the southeast corner
of the said portion of Grant Street vacated and abandoned by City Ordinance No. 16199,in the east line
of said Grant Street.
Thence south 30 degrees-28 minutes-01 second east, along the east line`of said Grant Street, 86-03/100
feet to the intersection of the east line of said Grant Street, and the north line of said abandoned and
vacated East Peach Street.

Adopt Ordinance Vacating a Remaining Portion of Grant Street to be Replatted with the Adjoining Property
Owned by TB Phase IV, LLC, as a Private Driveway Entrance to a Parking Garage (COUNCIL DISTRICT
9)
RECOMMENDATION:
It is recommended that the City Council:
1. Adopt the attached ordinance vacating a remaining portion of Grant Street to be replatted with the
adjoining property owned by TB Phase IV, LLC, for a private driveway entrance to a parking garage; and
2. Waive any and all purchase fee value of the vacated land, in accordance with City Policy.
DISCUSSION:
Brookes Baker Surveyors, on behalf of TB Phase IV, LLC, has requested the vacation of this remaining
portion of Grant Street to be replatted with the adjoining property for a private driveway entrance into a
parking garage. The City Plan Commission recommended approval of this request at its meeting on
December 19, 2014. An acceptable final plat(FS-14-228) has been received, in accordance with the
Subdivision Ordinance.
The City of Fort Worth (City) originally obtained the above mentioned right-of-way through the platting
process. The City does not own any fee interest in the right-of-way or own any property adjacent to the
right-of-way and did not expend any City funds to purchase the right-of-way easements. In accordance
with the City's Policy Regarding Street and Alley Vacation Transactions approved by the City Council on
March 6, 2007 (M&C G-15624), Staff recommends waiving the fair market value or any portion thereof of
purchase price of the right-of-way easements for the streets and alley.
This project is located in COUNCIL DISTRICT 9, Mapsco 74Y.

no material effect on City funds.
