.ORDINANCE NO. AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND RESTRICT THE LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCE, OR OTHER PORPOSES, THE HEIGHT, NUMBER. OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES, OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION; AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMM, SHAPE, AND AREA AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTrR ERECTED IN SAID DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS. CONTAINED IN SAID CRDINANCE NO. 3011; PRESCRIBING d SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE OFFENSE; AND NAMING AN 'EFFECTIVE DATE. BE IT ORDADED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS: SECTION 1. That Ordinance No. 3011 be amended so that the following described uses in the hereinafter described areas be altered, changed and amended as follows to wit: AREAS FRQN TO Docket No. 59-Z-57: Portions of the R. R. Ramey, C. P. Madden and J. N. Steiner Surveys, annexed by Ordinance No. 3503, May 1, 1959 and described as follows: Beginning at a point in the present City of Fort Worth city limit line, said point being the northeast corner of East Lancaster or U. S. Highway No. 80 and Sandy Lane; Thence in an easterly direction along the north- erly right of way line of East Lancaster or U. S. Highway No. 80 to a point in center of Village creek; Thence down the center of Village Creek with its awanderings to a point in the present City of Arlington city limit line in the west line of the N. Orrin Survey; Thence north along the west line of the N. Ourin Survey and along the west line of the J. Wilcox Survey following the City of Arlington ciiy limit line to a point in the south line of the S. C. Culver Survey; Thence west along the south line of the S. C. Culver Survey and along the City of Arlington city limit line to the southwest corner of said Survey; Thence north along the gest line of the S. C. Culver Survey and along the City of Arlington city limit line to a point in the north line of Meadowbrook Drive, said point being in the pres- ent City of Fort Worth city limit line, Thence west and south along the present City of Fort Worth city limit line to the place of beginning, said tract of land containing approxi- mately 1100 acres or 1.72 square miles. R. Ramey Survey, described as follows: Beginning at a point in the north line of East Lancaster Avenue (U. S. Highway No. 80 Bast) at its intersection with the East line of Sandy Lane; Thence north along the east line of Sandy Lane approximately 3.100 feet; Thence easterly to a point in the east line of Tract 32, R. R. Raney Survey, 835 feet from its southeast corner; Thence south to the southeast corner of Tract 12, in the northerly line of U. S. Highway No. 80 East; Thence southwesterly along the northerly line of U. S. Highway No. 80 East to the place of beginning, (Including Blocks 2 and 4 of Proposed Boswell Industrial Park as shorn on preliminaryt re- ceived in City Plan Office, fJ 11, 1959 "Annexed "g" Area" - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - SECTION 2. The soning regulations and districts, as herein established, have been made in accordance with a comprehensive plan for the purpose of promoting health, safety, morals and the general welfare of the community. They have been designed to lessen congestion in the streets; to secure safety from fire, panic and other dangers; to provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration of population; to facilitate the adequate provision of transportation, water, sewerage, parks and other pablia requirements. They have been made with reasonable consideration, among other things, of the character of the district and its peculiar suitability for the particular uses and with a view of conserving the value of buildings and encouraging the most appropriate use of land throughout the community. SECTION 3. This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting zoning and shall not repeal any of the provisions of said ordinance except in those instances where provisions of those ordinances are in direct conflict with the provisions of this ordinance. SECTION 4. Should any section, clause or provision of this ordinance be declared by the Court to be invalid, the same shall not affect the validity of the ordinance as a whole or any part thereof, other than the part so declared to be invalid. SECTION 5. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this ordinance shall be fined not less than Five and NOAOO Dollars ($5.00) nor more than Two Hundred and 10/100 Dollars ($200.00) for each offense. Each day that a violation is permitted to exist shall constitute a separate offense. SECTION 6. This Ordinance will take effect and be in fall force and effect from and after its passage and publication as required by law.
