AN ORDINANCE AMENDING ORDINANCE NO. 3011, BEING AN ORDINANCE TO REGULATE AND TO RESTRICT THE
LOCATION AND USE OF BUILDINGS, STRUCTURES, LAND FOR TRADE, INDUSTRY, RESIDENCES, OR OTHER
PURPOSES, THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER STRUCTURES, THE SIZE
OF YARDS AND OTHER OPEN SPACES, OFF-STREET PARKING AND LOADING AND THE DENSITY OF POPULATION;
AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA
AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID
DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011 ; PRE-
SCRIBING A SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5.00 NOR MORE THAN $200.00 FOR
EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A
SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
That Ordinance No. 3011 be amended so that the following described uses in the hereinafter
described areas be altered, changed and amended as follows to wit:
Z-66-1 Blocks 1, 2, and 3, King and Hendricks Addition and a portion of Tract 28 (City Tax
Records) James Sanderson Survey, more fully described as follows: A part of Tract 28
(City Tax Records) James Sanderson Survey, Abst. No. 1430, being a part of a tract
conveyed to J. L. Underwood by deed recorded in Vol. 1548, Page 224 of the Deed Records
of Tarrant County, Texas, and being more particularly described as follows: Beginning
at an angle point in the boundary line between existing zoning of "J" Light Industrial
and "B" Two-Family, said point being on the north line of the King and Hendricks
Addition, about 450 feet westerly from the northeast corner of Block 1, King and Hen-
dricks Addition; Thence westerly with the north line of King and Hendricks Addition,
about 420 feet to the southeast corner of said Underwood tract; Thence northerly with
the west line of said Underwood tract a distance of about 530 feet to the intersection
with the existing southwesterly line of the "J" Light Industrial zoning boundary; Thence

688,7 feet; Thence West 235 feet bearing South 89°40: West; Thence North 688.7 feet to
the point of beginning, being three acres of land, more or less. Beginning at a point
789.9 feet south of a point in the east right-of-way line of I-820 and the south line

South parallel to the east line of Wreay Road a distance of 186.4 feet; Thence South-
westerly a distance of 316.6 feet to a point being 103 feet north of the north line of

feet; Thence Southerly parallel to the east right-of-way line of the North-South
Freeway, a distance of 394 feet for a corner; Thence Westerly at right angle a distance
of 254.7 feet to a point in the said east right-of-way line of the North-South Freeway;
Thence Northerly with the east right-of-way line of the North-South Freeway a distance
of 439 feet to the place fo beginning, less the westerly portion of this tract presently

boundary line between "C" Apartment and "A" One-Family zoning, established by the
City of Fort Worth Ordinance No. 5109, easterly about 715 feet north 150 feet, North 43°
East 500 feet and East about 235 feet from the southerly northwest corner of the
Peterson Pate survey, Abst. No. 1202; Thence North l°00' West about 50 feet to the

Ordinance No. 5109, and thence North about 10 feet and North 350 East about 90 feetto

SECTION 2
The zoning regulations and districts, as herein established, have been made in accordance with
the comprehensive plan for the purpose of promoting health, safety, morals and the general
welfare of the community. They have been designed to lessen conjestion in the streets; to
secure safety from fire, panic, flood and other dangers; to provide adequate light and air;
to prevent overcrowding of land; to avoid undue concentration of population; to facilitate the
adequate provision of transportation, water, sewerage, parks and other public requirements.
They have been made after a full and complete public hearing with reasonable consideration,
among other things, of the character of the district and its peculiar suitability for the
particular uses and with a view of conserving the value of buildings and encouraging the
most appropriate use of land throughout the community.
SECTION 3
This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct comflict with the provisions of this ordi-
nance.
SECTION 4
Should any section, clause or provision of this ordinance be declared by the court to be invalid
the Same shall npt affect the validity of the prdi.nance as a w1i01e or any part thereof, other
than the part so 'declared to be invalid.
SECTION 5
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with
or who resists the enforcement of any of the provisions of this ordinance shall be fined not less
than Five and No/100 dollars ($5.00) nor more than Two Hundred and No/100 Dollars ($200.00) for
each offense. Each day that a violation ispermitted to exist shall constitute a separate
offense.
SECTION 6
This ordinance will take effect and be in full force and effect from and after its passage and
publication as required by law.
