AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY
OF FORT WORTH, BEING ORDINANCE NO. 13896, AS AMENDED,
CODIFIED AS APPENDIX A OF THE CODE OF THE CITY OF FORT
WORTH, BY AMENDING ARTICLE 9 `COMMERCIAL DISTRICTS"
SECTION 4.906 `CENTRAL BUSINESS ("H") DISTRICT" OF CHAPTER
4, `DISTRICT REGULATIONS" TO EXPAND THE CENTRAL BUSINESS
DISTRICT AND TO REPLACE EXHIBIT B.15 TO CORRESPOND WITH
THE NEW BOUNDARIES, PROVIDING THAT THIS ORDINANCE IS
CUMULATIVE, PROVIDING A SEVERABILITY CLAUSE, PROVIDING
A PENALTY CLAUSE, PROVIDING A SAVINGS CLAUSE; PROVIDING
FOR PUBLICATION AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, the Downtown Design Review Board has determined that many proposed
projects located outside the current boundaries to the Urban Downtown Design District, but near
the downtown area affect the image of Fort Worth for those citizens and visitor entering the
Downtown area,
WHEREAS, the Downtown Design Review Board has expressed the desire to increase
the boundaries of the District in order to include those gateways and corridors leading directly
into the Downtown area,
WHEREAS, the City desires to amend the boundaries of the Central Business District to
mirror the new boundaries of the Urban Downtown Design District except for western boundary
which will run along the Trimty River bluff from 1 30 north to 10th Street and west to the Trinity
River
WHEREAS, is advisable to amend the boundaries of the Central Business District to
provide continuity between the two districts;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF FORT WORTH, TEXAS.
SECTION 1
Chapter 4 Article 1 of Ordinance No 13896, the Zoning Ordinance of the City of Fort
Worth, is hereby amended to amend subsection C `Property Development Standazds" of Section
4.906 `Central Business ("H") Distract" to expand the distract boundaries to read as follows.
4.906 Central Business ("H") Distract
C. Property Development Standards
The minimum dunension of lots and yards and the height of buildings in the
Central Business ("H") District shall be shown in the accompanying table.
This distract may only be applied to that azea known as the Central Business
Distract of Fort worth bounded on the east by I 35 W on the south by a line
one-half block south of Vickery Blvd. and extending west to the centerline
of I 30• on the west by a line extending north and south with the east
property line of the City of Fort Worth Water Treatment Plant to West
10th St. and along West 10th St. to the Cleaz Fork of the Tranity River and
along the Cleaz Fork to the Trinity River• on the north by the by the center
of the Truuty River to the extension of Grove Street and thereafter by Bluff
Street, as shown in Exhibit B.15
SECTION 2.
Exhibit B.15 of Ordinance No 13896, the zoning ordinance of the City of Fort Worth, is
hereby amended to replace the current exhibit with a revised exhibit in order to reflect the new
boundaries of the Central Business ("H") District as more fully described in Section 4.906.C
entitled `Property Development Standazds.
SECTION 3.
This ordinance shall be cumulative of all provisions of ordinances and of the Code of the
City of Fort Worth, Texas (1986), as amended, except where the provisions of this ordinance aze in
direct conflict with the provisions of such ordinances and such Code, in which event conflicting
provisions of such ordinances and such Code aze hereby repealed.

SECTION 4.
It is hereby declared to be the intention of the City Council that the sections, paragraphs,
sentences, clauses and phrases of this ordinance are severable, and, if any phrase, clause, sentence,
paragraph or section of this ordinance shall be declared unconstitutional by the valid judgment or
decree of any court of competent junsdlction, such unconstitutionality shall not affect any of the
remaining phrases, clauses, sentences, paragraphs and sections of this ordinance, since the same
would have been enacted by the City Council without the incorporation in this ordinance of any
such unconstitutional phrase, clause, sentence, paragraph or section.
SECTION 5.
Any person, firm, or corporation who violates, disobeys, omits, neglects or refuses to
comply with or who resists the enforcement of any of the provisions of this ordinance shall be fined
not more than Two Thousand Dollars ($2,000.00) for each offense. Each day that a violation exists
shall constitute a separate offense.
SECTION 6.
All nghts and remedies of the City of Fort Worth, Texas, are expressly saved as to any and
all violations of the provisions of Ordinance No. 13896 which have accrued at the time of the
effective date of this ordinance and, as to such accrued violations and all pending litigation, both
civil and criminal, whether pending m court or not, under such ordinances, same shall not be
affected by this ordinance but maybe prosecuted until final disposition by the courts.
SECTION 7
The City Secretary of the City of Fort Worth, Texas, is hereby directed to publish the
caption, penalty clause and effective date of this ordinance for two (2) days in the official

newspaper of the City of Fort Worth, Texas, as authorized by Section 52.013 Texas Local
Government Code.
SECTION 8.
This ordinance shall take effect upon adoption and publication as regiured by law
