AN ORDINANCE VACATING AND EXTINGUISHING A PORTION OF
OLD DENTON ROAD LOCATED THE IN THE FRANCISCO CUELLA
SURVEY ABSTRACT NUMBER 266, THE HOPKINS DAVIDSON
SURVEY ABSTRACT NUMBER 437 AND BEING A PORTION OF A
TRACT OF LAND DESCRIBED BY DEED TO ONE PRAIRIE
MEADOWS, LTD. RECORDED IN VOLUME 14705, PAGE 520, CITY OF
FORT WORTH, TARRANT COUNTY TEXAS AND BEING 690 FEET
LONG AND 30 FEET WIDE AND CONTAINING 20,700 SQUARE FEET
OR .815 ACRES OF LAND, MORE OR LESS PROVIDING FOR THE
REVERSION OF FEE IN SAID LAND• THE RETAINMENT OF
EXISTING UTILITY EASEMENTS, REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH, AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1
That a portion of Old Denton Road located in the Francisco Cuella Survey
Abstract Number 266 and the Hopkins Davidson Survey Abstract No. 437 City of Fort
Worth, Tarrant County Texas and being apportion of that certain tract of land as
described by deed to One Praine Meadows, Ltd. and recoded m Volume 14705 Page
520, County Records, Tarrant County Texas, and being 690 feet long and 30 feet wide
and containing 20 700 square feet or 815 acres of land, more of less and as more
specifically described ~n Exhibit A attached hereto and incorporated herein by
reference, be and the same is vacated and extinguished.
SECTION 2.
That the fee to the land m the above-described street and alley rights-of way is
released and shall revert to the add acent owner as provided by law

SECTION 3.
That all existing utility easements shall be retained by the City until such time all
utilities located m that easement are relocated at the owner's expense.
SECTION 4.
That all ordinances or parts of ordinances m conflict herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect upon adoption.

LEGAL DESCRIPTION
A PORTION OF OLD DENTON ROAD TO BE VACATED
BEING a tract of land situated m the Francisco Cuella Survey Abstract Number 266 and the
Hopkins Davidson Survey Abstract No 437 City of Fort Worth, Tarrant County Texas and
being a portion of that certain tract of land as described by deed to One Praine Meadows, Ltd.
and recorded m Volume 14705 Page 520 County Records, Tarrant County Texas, and being
more particularly described by metes and bounds as follows.
COMMENCING at a SJ8 inch iron rod with plastic cap stamped `Carter & Burgess" found at
the northerly corner of Lot 20, Block 30, Phase V Section 2, The Villages of Woodland Spnngs
West, an addition to the City of Fort Worth as recorded m Cabinet A, Slide 8241 Plat Records,
Tarrant County Texas, said point being m the easterly nght-of way line of Brown Bear Lane;
THENCE N 63°20'59"E, 173.58 feet to the POINT OF BEGINNING in the northerly terminus
of a portion of Old Denton Road vacated by City of Fort Worth Ordinance No. 15446
THENCE N 00°26'44'E, 657 17 feet;
THENCE N 42°18'S5'E, 74.91 feet;
THENCE S 00°26'44'W 762.62 feet to a point m the said northerly terminus of Old Denton
Road vacated by City of Fort Worth Ordinance No 15446
THENCE N 44°44 42'W 70 48 feet along said northerly terminus to the POINT OF
BEGINNING and containing 0 815 acres of land, more or less.

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating a portion of Old Denton
Road located in the Francisco Cuella Survey Abstract No 266 the Hopkins Davidson Survey Abstract No
437 and a portion of a tract of land described by deed to One Prairie Meadows Ltd recorded in Volume L
14705 Page 520 Tarrant County Texas containing 20 700 square feet of land or 815 Acres more or less.
DISCUSSION
Lynn Meyer of Carter and Burgess acting on behalf of One Prairie Meadows, LTD has requested vacation
of the above reference property in order to include said property in a plat for 'The Villages of Woodland
Springs West" an acceptable plat has been received for this property The Plan Commission voted
unanimously to recommend approval of this request at its April 28th 2004 meeting The Engineering
Department, Real Property Services Division states that the dedication of right-of-way provided in the plat
for The Villiages of Woodland Springs West offsets the value of the right-of-way to be vacated therefore no
purchase fee is required
This request is located in COUNCIL DISTRICT 2
