ORDINANCE NO. /~/ ~ U
AN ORDINANCE VACATING AND EXTINGUISHING A 20-FOOT WIDE
BY 880-FOOT LONG SANITARY SEWER EASEMENT, LOCATED IN
ISABEL FLORES SURVEY, ABSTRACT NO 507, TARRANT COUNTY,
TEXAS; PROVIDING FOR REVERSION OF FEE IN SAID LAND,
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1
THAT a 20-foot wide by 880-foot long sanitary sewer easement, located in Isabel
Flores Survey, Abstract 507, Tarrant County, Texas, and being a parcel of land
dedicated as a Permanent Sanitary Sewer Easement as recorded in Volume 13175,
Page 402, Deed Records, Tarrant County, Texas, and containing 0 404 acres of land,
and as more specifically described in Exhibit A attached hereto and incorporated herein
by reference be and the same is vacated and extinguished
SECTION 2.
That the fees to the land in the above described vacated sanitary sewer
easement are hereby released and shall revert to the adjacent owner as provided by
law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4.
That this ordinance shall take effect upon adoption

Abandonment of a Portion of
Permanent Sanitary Sewer Easement
recorded in Volume 13175, Page 402
BEING a tract or parcel of land situated in the Isabel Flores Survey, Abstract No. 507, Tarrant County,
Texas and being part of that tract of land dedicated as a Permanent Sanitary Sewer Easement by Volume
13175, Page 402, Deed Records of Tarrant County, Texas and' being more particularly described as
follows:
COMMENCING at the Northwest corner of Stone Meadow Phase 1, an addition to the City of Fort
Worth, recorded in Cabinet A, Slide 6107, Plat Records of Tarrant County, Texas and being in the South
line of Columbus Heights Addition, and addition to the City of Fort worth recorded in Cabinet A, Slide
6443, and Cabinet A, Slide 6022, Plat Records of Tarrant County, Texas;
THENCE North 89 degrees 44 minutes 42 seconds West with the South line of said Columbus Heights
Addition for a distance of 1,836 71 feet to the POINT OF BEGINNING, said point being the Northeast
corner of the West leg of said easement;
THENCE South 00 degrees 31 minutes 45 seconds East with the Easterly side of the West leg of said
easement for a distance of 344 48 feet to a point for corner;
THENCE South 75 degrees 44 minutes 45 seconds West with the Southerly side of the West leg of said
easement. for a distance of 289 73 feet to a point for corner;
THENCE South 07 degrees 17 minutes 23 seconds West with the Easterly side of the West leg of said
easement for a distance of 246 51 feet to a point for corner;
THENCE South 79 degrees 15 minutes 04 seconds West for a distance of 21 03 feet to a point for corner
in the Westerly side of the West leg of said easement;
THENCE North 0? degrees 17 minutes 23 seconds East with the Westerly side of the West leg of said
easement for a distance of 266.38 feet to a point for corner;
THENCE North 75 degrees 44 minutes 45 seconds East with the Northwesterly side of the West leg of
said easement for a distance of 287 63 feet to a point for corner;
THENCE North 00 degrees 31 minutes 4S seconds West with the Northwesterly side of the West leg of
said easement for a distance of 329 OSfeet to a point for corner;
THENCE South 89 degrees 44 minutes 42 seconds East for a distance of 20 00 feet to the POINT OF
BEGINNING and containing 0 404 acres of land.

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating a 20-foot wide by 880-
foot long sanitary sewer easement, being a parcel of land situated in the Isabel Flores Survey, Abstract
No 507, Tarrant County, Texas, and being a parcel of land dedicated as a permanent sanitary sewer
easement by Volume 13175, Page 402, Deed Records of Tarrant County, Texas, and containing 0 404
acres of land
DISCUSSION ,
Hulen Park Venture, L.L.C , owner of the above-described property, has requested vacation of the
easement to expand subdivision development. The Engineering Department, Real Property Services
Division states that a fee of $1 00 will satisfy the public interest.
Reviewing City departments and public utility companies have raised no objections to this request. A
replat is not required
This property is located in COUNCIL DISTRICT 6
