ORDINANCE NO. ~Sa I~
AN ORDINANCE VACATING AND EXTINGUISHING A DRAINAGE AND
UTILITY EASEMENT LOCATED IN SECTIONS OF 1, 2, 3 AND PART
OF 4, RIDGLEA APARTMENTS, AN ADDITION TO THE CITY OF FORT
WORTH, TEXAS; PROVIDING FOR REVERSION OF FEE IN SAID
LAND; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the 50 to 116 36-foot wide by 750-foot long drainage and utility easement,
containing approximately 38,709 square feet, and located in Sections 1, 2, 3, and part
of 4, Ridglea Apartments, an addition to the City of Fort Worth, Texas, and as recorded
in Cabinet A, Slide 7101, Plat Records of Tarrant County, Texas, and as more
specifically described in Exhibit A attached hereto and incorporated herein by reference
be and the same is vacated, abandoned and permanently closed and extinguished
SECTION 2.
That the fee to the land in the above described partially vacated drainage and
utility easement is hereby released and shall revert #o the adjacent owner as provided
by law
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4.
That this ordinance shall take effect upon adoption

PROPERTY DESCRIPTION
Being o tract of land situated in the City of Fort Worth, Tarrant County, Texas, and being all 50' right-of-way
vacated by City of Fort Worth Ordinance No. 14827 and retained os drainage & Utility Easement as shown on
the Replat of Sections 1, 2, 3 and part of 4 Ridgleo Apartments, an addition to the City of Fort Worth os
recorded in Cabinet A, Slide 7101, Plat Records, Tarrant County, Texas, and being more particularly described by
metes and bounds os follows:
COMMENCING at o 3/4 inch iron rod found at the northwest corner of said REPEAT OF SECTIONS 1, 2, 3 AND
PART OF 4 RIDGLEA APARTMENTS, said iron rod being at the intersection of the south right-of-way line of
Sunset Drive .(50' right-of-way) and the east right-of-way line of Westridge Avenue (80' right-of-way);
North 74'34'00" ~Eost, deporting the east right-of-way line of Westridge Avenue and with the south right-of-
way line of Sunset Drive, o distance of 79.35 feet to a bolt found in asphalt paving at the beginning of a curve
to the right having a central angle of 14'48'00", a radius of 175.19 feet and a chord bearing and distance of
North 81'58'00" East, 45.13 feet;
continuing with the south right-of-way line of Sunset Drive and along said curve to the right, an arc
distance of 45.25 feet to a 3/4 Inch Iron rod found;
North 89'22'00" East, continuing with the south right-of-way line of Sunset Drive o distance of 248.10
feet to a 3/4 inch iron rod found at the northwest corner of said Drainage & Utility Easement and also
being The Point of Beginning of herein described tract;
THENCE North 73'08'12" East, deporting the south right-of-way line of Sunset Drive a distance of 75.38 feet
to a "Y" cut in concrete found in the north right-of-way line of Sunset Drive and being in the south line of
Luther Quadrangle, an addition to the City of Fort Worth as recorded in Volume 1975, Page 283, Plat Records,
Tarrant County, Texas and said "Y" cut being the northeast corner of said Drainage & Utility Easement, the
beginning of a curve to the right having a central angle of 78'01'28", a radius of 105.00 feet and a chord
bearing and distance of South 08'02'44" East, 132.19 feet,
THENCE with the easterly line of said Droinoge & Utility Easement and with said curve to the right in a
southeasterly direction, on arc length of 142.99 feet to a point;
THENCE South 30'58'00" West, continuing with said easterly line of Droinoge & Utility Easement, a distance of
164 97 .feet to a point at the beginning of a curve to left having a central angle of 30'58'00", a radius of
191 60 feet and chord bearing and distance of South 15'29'00" West, 102.30 feet;
THENCE continuing with said easterly line of Droinoge & Utility Easement and with said curve to the left in a
southwesterly direction, an arc length of 103.55 feet to a point;
THENCE SOUTH, continuing with said easterly line of Droinoge & Utility Easement,. a distance of 346.25 feet to
0 5/8 inch iron rod found in the north right-of-way line of Milburn Street (50' right-of-way) and the
southeast corner of said Droinoge & Utility Easement;
THENCE North 85'28'37" West, with the said north right-of-way of Milburn Street, a distance of 116.36 feet
to a 5/8 inch iron rod found at the southwest corner of said Droinoge & Utility Easement and said 5/8 inch
iron rod being the beginning of o curve to the left having a central angle of 90'00'00", a radius of 66.00 feet
and chord bearing and distance of North 45'00'00" East, 93.34 feet;
THENCE with the westerly line of said Droinoge & Utility Easement and with said curve to the left in a
northeasterly direction, an arc length of 103.67 feet to a point;
THENCE NORTH, continuing with said westerly line of Drainage & Utility Easement, o distance of 271 07 feet to
a point at the beginning of o curve to right having a central angle of 30'58'00", a radius of 241.60 feet and
chord bearing and distance of North 15'29'00" East, 128.99 feet;
THENCE continuing with sold westerly line of Droinoge & Utility Easement and with said curve to the right in a
northeasterly direction, an arc length of 130.58 feet to a point;
THENCE North 30'58'00" East, continuing with said westerly line of Droinoge & Utility Easement, a distance of
164 97 feet to a point at the beginning of a curve to left having a central angle of 121'36'00", a radius of
55.00 feet and chord bearing and distance of North 29'50'00' West, 96.02 feet,
THENCE continuing with said westerly line of Drainage & Utility Easement and with said curve to the left in a
northwesterly direction, an arc length of 116.73 feet to THE POINT OF BEGINNING and containing 38,709 square
feet or 0.889 acres of land.

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating a drainage and utility
easement of approximately 50 to 116 36 feet wide and approximately 750 feet long as shown on the
replat of Sections 1, 2, 3 and part of 4, Ridglea Apartments, an addition to the City of Fort Worth as
recorded in Cabinet A, Slide 7101, Plat Records, Tarrant County, Texas and containing about 38,709
square feet.
DISCUSSION
Alta Ridglea Village, LP, owner of the above-described properties, has requested vacation of the
referenced drainage and utility easement. There no known utilities in said drainage and utility
easement.
The Engineering Department, Real Property Services Division states that a fee of $1 00 will satisfy the
public interest. Reviewing City departments and public utility companies have raised no objections to
this request. A replat is not required
This request is located in COUNCIL DISTRICT 3
