AN ORDINANCE VACATING AND EXTINGUISHING A
DRAINAGE AND UTILITY EASEMENT THAT IS 20-FEET WIDE
BY A VARIABLE LENGTH OF APPROXIMATELY 759 FEET,
AND CONTAINING APPROXIMATELY 0.349 ACRES, SITUATED
ON LOT 1R, BLOCK 3A, MERCANTILE CENTER ADDITION,
TO THE CITY OF FORT WORTH, TEXAS, PROVIDING FOR
REVERSION OF FEE IN SAID LAND; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING
AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS
SECTION 1.
That the Drainage and Utility Easement that is 20-feet wide by a variable length
` of approximately 759 feet, and containing approximately 0.349 acres, situated on Lot 1R,
Block 3A, Mercantile Center Addition, to the Crty of Fort Worth, Texas and as recorded
in Volume 388-149, pages 9, Plat Records, Tarrant County, Texas, and as more
specifically described m Exhibit A, attached hereto and incorporated herein by reference,
be and the same is vacated and extinguished.
SECTION 2.
That the fee to the land in the above described vacated utility easement is hereby
released and shall revert to the adjacent owner as provided by law
SECTION 3
That all ordinances or parts of ordinances m conflict herewith are hereby
repealed.
SECTION 4
That this ordinance shall take effect and be m full force and effect from and after
the date of rts passage, and it is so ordained.

BEING a 20 0' Drainage and Utility Easement on a portion of Lot 1,
Block 3A, Mercantile Center Addition to the City of Fort Worth, Tarrant
County, Texas, according to the plat recorded in Volume 388-149, Page 9,
Plat Records, Tarrant County, Texas and being more particularly
described by metes and bounds as follows.
BEGINNING at a PK nail found being the southwest corner of said Lot 1,
Block 3A of said Mercantile Center Addition,
THENCE, South 89 degrees 48 minutes 12 seconds West, along the south
line of said Lot 1, Block 3A, 759 42 feet to a 1%2" i-on rod found for
corner being the southwest corner of said Lot 1, Block 3A, said iron rod
also being in the existing east right-of--way line of Interstate Highway
35W and being the beginning of a curve to the nght with a radius of
5904.58 feet and a long chord bearing North O1 degrees 26 minutes 25
seconds East, 20 O1 feet;
THENCE, along said curve to the nght and along the existing east right-
of-way line of said Interstate Highway 35W, passing through a central
angle of 00 degrees 11 minutes 39 seconds an arc length of 20 O1 feet to a
point for corner;
THENCE, North 89 degrees 48 minutes 12 seconds East, 758 91 feet to a
point for corner being in the east line of said Lot 1, Block 3A,
THENCE, South 00 degrees 00 minutes 00 seconds East, along the east
.line of said Lot 1, Block 3A, 20 00 feet to the POINT OF BEGINNING

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating the drainage and utility
easement, being 20-feet wide by a variable length of approximately 759-feet, and containing 0 349
acres of land, more or less, found on Lot 1 R, Block 3A, Mercantile Center Addition, City of Fort Worth,
Texas, as recorded in Volume 388-149, Page 9, Plat Records, Tarrant County, Texas
DISCUSSION
Coors Distributing Company of Fort Worth, Texas, owners of the above-described property, have
requested vacation of the easement to allow for building expansion and parking The easement was
obtained by dedication, and there are no known utilities therein The Engineering Department, Real
Property Management Division states that a fee of $1 00 is required for acquisition payment.
Reviewing City departments and public utility companies have raised no objections to this request. An
acceptable replat has been received
This request is located in COUNCIL DISTRICT 4
