AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING A 135 FOOT LONG BY VARIABLE WIDTH
SEGMENT OF BRYCE AVENUE RIGHT -OF -WAY CONTAINING
APPROXIMATELY 472 SQUARE FEET, MORE OR LESS, AND
LYING ALONG THE NORTH RIGHT -OF -WAY LINE OF BRYCE
AVENUE AND SOUTH LINE OF LOTS 21 THROUGH 26, BLOCK
20 CHAMBERLAIN ARLINGTON HEIGHTS FIRST FILING,
FORT WORTH, TEXAS, PROVIDING FOR REVERSION OF FEE
IN SAID LAND, REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH, AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS
SECTION 1
That a 135 foot long by variable width segment of Bryce Avenue right -of -way
containing approximately 472 square feet, more or less, and lying along the north right-
of-way line of Bryce Avenue and south line of lots 21 through 26, block 20 Chamberlain
Arlington Heights First Filing, Fort Worth, Texas, and as more specifically described in
Exhibit A attached hereto and incorporated herein by reference be and the dame is
vacated, abandoned and permanently closed and extinguished.
SECTION 2.
That the fee to the land in the above described vacated street right -of -way is
hereby released and shall revert to the adjacent owner as provided by law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed.

That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained.

RIGHT OF WAY EASEMENT AGREEMENT
BEING part of the 80 foot Right of Way of Bryce Avenue in the City of Fort Worth, Tarrant County
Texas, said tract also being adjacent to the South lot lines of Lots 21 thru 26 in Block 20 of the
Chamberlin Arlington Heights Addition, First Filing, an addition in the City of Fort Worth, Texas
according to the plat thereof filed in Volume 63, Page 21 of the Deed Records of Tarrant County,
Texas and being more particularly described as follows;
BEGINNING at a cross set at the Southeast comer of Lot 26, Block 20 of said addition, said point
also being in the West line of an 18 foot alley and in the North ROW line of Bryce Avenue;
THENCE S 00° 26' 21" W, 100 foot to a point for corner;
THENCE. N 89° 33)'44" W, 110.50 feet parallel to and 100 foot from the south line of Lots 26, 25,
24, 23 and 22 of said Block 20 and the North ROW line of said Bryce Avenue, to a point for comer;
THENCE S 00° 26' 21" W, 14 00 feet to a point for comer;
THENCE N 89° 33' 44" W, 24 10 feet to a point for comer;
THENCE N 00° 262 1 " E, 15 00 feet to a point for corner in the South line of Lot 21, Block 20 of
said addition, said point also being the North ROW line of Bryce Avenue and 5 40 feet Easterly from
a 3/8 inch iron rod found at the intersection of the North ROW line of Bryce Avenue and the East
ROW line of Hulen Street (a 60' ROW),
THENCE. S 890 33'44" E, 134.60 feet along the South line of Lots 21, 22,23), 24,25 and 26, Block
20 of said addition and the North ROW line of Bryce Avenue to the POINT OF BEGINNING and
containing 472 square feet of land.

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating a 135 -foot long by
variable width segment of Bryce Avenue right -of -way (ROW) containing approximately 472 square feet,
more or less, and lying along the north ROW line of Bryce Avenue and the south line of Lots 21 through
26, Block 20, Chamberlain Arlington Heights First Filing, Fort Worth, Texas, and extending east from
Hulen Street to the first alley east thereof, as recorded in Volume 63, Page 21 of the Deed Records of
Tarrant County, Texas
DISCUSSION
Tri State Commercial Association, of Richardson, Texas, owners of the above - described property, have
requested vacation of the street segment to mitigate an existing building encroachment of a grocery
store built in the 1950s, in order to clear the property title Existing utilities are to be relocated at the
applicant's expense, or retained in an easement.
The Engineering Department, Real Property Management Division has determined a ROW acquisition
fee of $944 00 was required and has been paid to their department.
Reviewing City departments and public utility companies have raised no objections to this request. An
acceptable replat has been provided
