AN ORDINANCE VACATING, AND EXTINGUISHING A
VARIABLE WIDTH (40 FEET TO 60 FEET) BY A VARIABLE
LENGTH (3,576.03 FEET TO 4,160.41 FEET) OF CAYLOR
NORTH ROAD RIGHT-OF-WAY AND RELATED EASEMENT
CONTAINING APPROXIMATELY 5.462 ACRES, MORE OR
LESS, AND SITUATED IN THE WILLIAM HUFF SURVEY,
ABSTRACT NO. 649 AND THE JOSE CHIRINO SURVEY,
ABSTRACT NO. 265, FORT WORTH, TARRANT COUNTY,
TEXAS; PROVIDING FOR REVERSION OF FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS
SECTION 1
That a vanable width (40 feet to 60 feet) by a vanable length (3,576 03 feet to
4,160 41 feet) of Caylor North Road nght-of--way and related easement containing
approximately 5 462 acres, more or less, and situated in the William Huff Survey,
Abstract No 649 and the Jose Chinno Survey, Abstract No 265, Fort Worth, Tarrant
County, Texas, and as recorded m Volume 3258, Page 264, County Records, Tarrant
County, Texas and as more specifically described in Exhibit A attached hereto and
incorporated .herein by reference be and the same is vacated and extinguished.
SECTION 2.
That the fee to the land m the above described vacated .street nght-of--way and
related easement is hereby released and shall revert to the adjacent owner as provided by
law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed.
SECTION 4.
i
That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and rt is so ordained.

Chnnno Survey, Abstract No 265, Tarrant County, Texas and being a portion of Caylor North
Road and all of 20' nght-of--way easement recorded nn Volume 3285, Page 264, County Records,
Tarrant County, Texas, said tract of land being more particularly described by metes and bounds
as follows
COMMENCING at the most southerly southwest corner of Keller Joint Venture tract as
recorded in Volume 14394, Page 434, said County Records, said point being in Keller Hicks
Road,
THENCE N 89°42'47"W, 812.26 feet along said Keller Hicks Road to the POINT OF
BEGINNING,
THENCE N 89°42'47"W, 60 00 feet continuing along said Keller Hicks Road,
THENCE N 00°23'13"E, 3576 03 feet;

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating a variable width (40-feet
to 60-feet) by a variable length (3,576 03-feet to 4,160 41-feet) of Caylor North Road right-of-way and
related easement containing approximately 5 462 acres of land, more or less, and situated in the
William Huff Survey, Abstract No 649 and the Jose Chirino Survey, Abstract No 265, as recorded in
Volume 3285, Page 264, County Records, Tarrant County, Texas.
DISCUSSION
Mehrdad Moayedi, owner of the above-described adjacent property, has requested vacation of said
street right-of-way to enable development of a residential subdivision (The Villages of Woodland
Springs) Existing utilities are to be either relocated at the applicant's expense or retained in an
appropriate easement.
The Engineering Department, Real Property Management Division has determined that an acquisition
fee o is required to satisfy the public interest. Reviewing City departments and public utility
companies have raised no objections to this request. An acceptable replat has been received
This request is located in COUNCIL DISTRICT 4
