AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING ORDINANCE,
ORDINANCE NO 13896, AS AMENDED, SAME BEING AN ORDINANCE
REGULATING AND RESTRICTING THE LOCATION AND USE OF BUILDINGS,
STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCE OR OTHER
PURPOSES, THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND
OTHER STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES, OFF
STREET PARHING AND LOADING, AND THE DENSITY OF POPULATION, AND
FOR SUCH PURPOSES DIVIDING THE MUNICIPALITY INTO DISTRICTS OF
SUCH NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST SUITED TO
CARRY OUT THESE REGULATIONS AND SHOWING SUCH DISTRICTS AND THE
BOUNDARIES THEREOF UPON "DISTRICT MAPS", PROVIDING FOR
INTERPRETATION, PURPOSE AND CONFLICT, PROVIDING THAT THIS
ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES, PROVIDING A
SAVINGS CLAUSE, PROVIDING A SEVERABILITY CLAUSE, PROVIDING A
PENALTY CLAUSE, PROVIDING FOR PUBLICATION AND NAMING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH.
SECTION 1

Zoning Change.
From. "B" Two- Family and "E" Neighborhood Commercial
To "PD/E" Planned Development for all uses in "E" Neighborhood Commercial plus
overnight parking facility, site plan approved and on file in the Planning and Development
Department
Description.
Being a tract of land situated in the R.O Reeves Survey Abstract No. 1293 in the City of Fort Worth, Tarrant
County Texas and being a portion of Lots 8 9 10 11 and 12, Belmont Gardens Addition, an addition to the City of
Fort Worth, Tarrant County Texas and recorded m Volume 388-60 Page 36 Plat Records, Tarrant County Texas
(P.R.T C.T) and being more particularly described by metes and bounds as follows (bearings referenced to the south
line of Lot 12R1 Belmont Gardens Addition, an addition to the City of Fort Worth, Tarrant County Texas as
recorded m Document No D210009805 P.R.T C T )•
Beginning at a point for the southeast corner of the intersection of 16th Street (a 60 foot Right-of Way (Road Not
Open)) and Jacksboro Highway (State Highway No: 199 (a Variable Width Right-of Way) from which a found 1/2
inch capped iron rod marked `Grant" bears North 55°59'22" East, a distance of 0 49 feet;

Thence South 55°56'00" East, with the south right-of way line of said Jacksboro Highway at 220 00 feet passing a
5/8 inch capped iron rod marked `BHB INC" (set iron rod), and at 440 00 feet passing set iron rod, in all a distance
of 660 00 to a point for the northeast corner of the aforementioned Lot 10 same being the northwest corner of Lot
11 R, Belmont Gardens, an addition to the City of Fort Worth, Tarrant County Texas and recorded m Volume 388-
117 Page 49 PRTCT from which a found 1/2 inch capped iron rod marked `Grant" bears North 40°46'36" East, a
distance of 0.30 feet;
Thence South 33 47'00" West, with the common line between said Lot 11 Rand said Lot 10 at 274 46 feet passing
a found 3/4 inch iron rod for the northern most northwest corner of said Lot 12R1 Belmont Gardens Addition, in all
a distance of 622.26 feet to a found 3/4 inch iron rod for the northwest corner of a tract of land described by deed to
I Western Capital Ltd, as recorded m Document No D205143166, Deed Records, Tarrant County Texas
(D.R.T C.T) and being the westernmost southwest corner of aforesaid Lot 12R1
Thence South 56°13'00" East, with the common line between said Lot 12R1 and said I Western Capital Ltd tract, at
150 00 feet passing a found 1/2 inch capped iron rod marked `Grant Engineering for the northeastern most corner
of said I Western Capital tract same being the northwestern most corner of a tract of land described by deed to I
Western Capital, Ltd, as recorded in Document No. D208360665 D.R.T C.T in all a distance of 300 00 feet to a
found 1 inch iron rod for the northeast corner of the said I Western Capital, Ltd, as recorded in Document No
D208360665 D.R.T C T and being a northeast ell corner of said Lot 12R1
Thence South 33 47'00" West, with the common-line between said Lot 12R1 and said I Western Capital Ltd tract as
recorded in Document No. D208360665 D.R.T C.T a distance of 290 40 feet to a found 1 inch iron rod in the north
right-of way line of Rockwood Lane (60 foot Right-of Way) same being the southeastern most corner of the said I
Western Capital Ltd tract as recorded in Document No. D208360665 D.R.T C T and being the southern most
southwest corner of said Lot 12R1
Thence North 56° 13'00" West, with the north right-of way line of said Rockwood Lane, at 150 00 feet passing a
found 1/2 inch capped iron rod marked `Grant Engineering" at 300 00 feet passing a found 3/4 inch iron rod at
520 00 feet passing a set iron rod at 740 00 feet passing a set `X" in concrete, in a11960 00 feet to a point for the
northeastern most corner of the intersection of said Rockwood Lane and the aforesaid 16th Street, same being the
southwest corner of the aforementioned Lot 8 from which a found 1/2 inch capped iron rod marked `Grant" bears
North 08°44 16" West, a distance of 0 76 feet;
Thence North 33 47'00" East with the west line of said Lot 8 and the eastern right-of way line of said 16th Street, a
distance of 1000 00 feet to the Point of Beginning and containing 15.853 acres of land more or less,
SECTION 2.
That the zoning regulations and distracts, as herein established, have been made m accordance
with the comprehensive plan for the purpose of promoting the health, safety morals and general
welfare of the community They have been designed to lessen congestion in the streets, to secure
safety from fire, panic, flood and other dangers, to provide adequate light and air• to prevent
overcrowding of land, to avoid undue concentration of population, to facthtate the adequate
provisions of transportation, water sewerage, parks and other public requirements. They have
been made after full and complete public hearang with reasonable consideration, among other
things, of the character of the distract and its peculiar suitability for the particular uses and with a
view of conserving the value of a building and encouraging the most appropriate use of land
throughout the community

SECTION 3
That this ordinance shall be cumulative of all other ordinances of the City of Fort Worth
affecting zoning and shall not repeal any of the provisions of such ordinances, except in those
instances where provisions of such ordinances are m direct conflict with the provisions of this
ordinance.
SECTION 4.
That all rights or remedies of the Crty of Fort Worth, Texas, are expressly saved as to any and all
violations of Ordinance Nos. 3011 13896 or any amendments thereto that have accrued at the
time of the effective date of this ordinance; and as to such accrued violations, and all pending
litigation, both civil or criminal, same shall not be affected by this ordinance but may be
prosecuted until final disposition by the courts.
SECTION 5.
It is hereby declared to be the intention of the City Council that the sections, paragraphs,
sentences, clauses and phrases of this ordinance are severable, and if any phrase, clause,
sentence, paragraph or section of this ordinance shall be declared void, ineffective or
unconstitutional by the valid judgment or decree of any court of competent jurisdiction, such
voidness, ineffectiveness or unconstitutionality shall not affect any of the remaining phrases,
clauses, sentences, paragraphs or sections of this ordinance, since the same would have been
enacted by the Crty Council without the incorporation herein of any such void, ineffective or
unconstitutional phrase, clause, sentence, paragraph or section.
SECTION 6.
That any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply
with or who resists the enforcement of any of the provisions of this ordinance shall be fined not
more than Two Thousand Dollars ($2,000 00) for each offense. Each day that a violation is
permitted to exist shall constitute a separate offense.
SECTION 7
That the City Secretary of the City of Fort Worth, Texas is hereby directed to publish this
ordinance for two (2) days in the official newspaper of the City of Fort Worth, Texas, as
authorized by V T C.A. Local Government Code Subsection 52 013
