AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING
ORDINANCE, ORDINANCE NO 3011, AS AMENDED, SAME
BEING AN ORDINANCE REGULATING AND RESTRICTING THE
LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND
FOR TRADE, INDUSTRY, RESIDENCE OR OTHER PURPOSES, THE
HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDINGS AND
OTHER STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN
SPACES, OFF-STREET PARKING AND LOADING, AND THE
DENSITY OF POPULATION, AND FOR SUCH PURPOSES
DIVIDING THE MUNICIPALITY INTO DISTRICTS OF SUCH
NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST SUITED
TO CARRY OUT THESE REGULATIONS AND SHOWING SUCH
DISTRICTS AND THE BOUNDARIES THEREOF UPON "DISTRICT
MAPS", PROVIDING FOR INTERPRETATION, PURPOSE AND
CONFLICT, PROVIDING THAT THIS ORDINANCE SHALL BE
CUMULATIVE OF ALL ORDINANCES, PROVIDING A SAVINGS
CLAUSE, PROVIDING A SEVERABILITY CLAUSE, PROVIDING A
PENALTY CLAUSE, PROVIDING FOR PUBLICATION AND
NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH
SECTION 1.
That Ordinance No 3011, as amended, be and is hereby amended so that the permitted
uses in the hereinafter described areas be altered, changed, and amended as follows
Z-99-039 BEING 7 87 acres of land situated in the E. Andes Survey, Abstract No
66, and the G W Clark Survey, Abstract No 1812, Tarrant County,
Texas, said 7 87 acres being a portion of a tract of land conveyed to
Randolwood Investment Company according to the Deed recorded m
Volume 5428, Page 519 (6, 725 acres), and also being a portion of land
described to Hentage Homes Incorporated, according to the Deed
recorded m Volume 5757, Page 643 (1 744 acres), Tarrant County Deed
Records, said 8 478 acres of land being more particularly described by
metes and bounds as follows
COMMENCING at an "X" cut m concrete, found at the intersection of the
West nght-of--way hne of Randol Mill Road and the North nght-of--way
line of John T White Boulevard,

White Boulevard, a distance of 219 95 feet to a %z mch iron found for the
POINT OF BEGINNING;
THENCE continuing along said North nght-of--way line, S88°55'34"W, a
distance of 13 6 feet to the beginning of a curve to the left having a radius
of 2060 00 feet, whose long chord bears S79° 17' 19"W, a chord distance
of 689 75 feet;
THENCE along said curve and contmumg along said North right-of--way
line through a central angle of 19°'16'30" a distance of 693 Ol feet to a %z
mch iron rod found at the beginning of a reverse curve to the right whose
long chord bears S72°32'38"W, a chord distance of 195 82 feet, and
whose radius is 1940 00 feet;
THENCE along said curve and contmumg along said right-of--way hne m
a Westerly direction through a center angle of OS°47'09", a distance of
195 00 feet to a %mch iron rod found,
THENCE NO1 °04'26"W, leaving said right-of--way line, 476 32 feet to a
mch iron rod found,
THENCE N88°55'34"E, a distance of 1063.21 feet to a %2 inch iron rod
found at the beginning of anon-tangent curve to the nght whose long
chord bears S 10°47' 16"E, a chord distance of 188 47 feet and whose
radius is 1265.36 feet, said iron rod also being m the aforementioned West
right-of--way;
THENCE along said curve and said West right-of--way line through a
central angle of 04°52'56", a distance of 107 82 feet to a %2 inch iron rod
set found,
THENCE departing said Westerly right-of-way, S88°55'28"W, a
distance of 203.32 feet to a 60d nail found,
THENCE SO1°04'49"E, a distance of 200 00 feet to the POINT OF
BEGINNING and containing 7 87 acres of land.

All uses are subject to the following conditions
1 Maximum of 176 hvmg units.
2 Maximum Commercial of 1,000 square feet of floor area. "Low
impact" commercial with uses m conformance with Z-99-039
3 No direct access from Multi-Family area to Randol Mill Road.
4 A minimum of 60% masonry within 19' of the lowest Finish Floor
elevation.
5 Building construction shall be a maximum of 3 stories (45')
6 Building signage shall conform to on-site regulations.
7 All paved areas shall be concrete.
8 Parking space shall be 9' wide by 18'deep
9 Final grading of the site has not been designated at this time. However
all grades will match existing grades along the perimeter of the
development and the finish site grades will generally conform to
existing grades.
10 All hghtmg shall be building mounted unless otherwise shown.
11 All unpaved areas shall be grass or ground cover

SECTION 2.
That the zoning regulations and districts, as herein established, have been made m
accordance with the comprehensive plan for the purpose of promoting the health, safety,
morals and general welfare of the community They have been designed to lessen
congestion m the streets, to secure safety from fire, panic, flood and other dangers, to
provide adequate light and air; to prevent overcrowding of land, to avoid undue
concentration of population, to facilitate the adequate provisions of transportation, water,
sewerage, parks and other public requirements. They have been made after full and
complete public hearing with reasonable consideration, among other things, of the
character of the distract and its peculiar suitability for the particular uses and with a view
of conserving the value of a building and encouraging the most appropriate use of land
throughout the community
SECTION 3.
That this ordinance shall be cumulative of all other ordinances of the Crty of Fort Worth
affecting zoning and shall not repeal any of the provisions of such ordinances, except m
those instances where provisions of such ordinances are m direct conflict with the
provisions of this ordinance.
SECTION 4.
That all rights or remedies of the City of Fort Worth, Texas, are expressly saved as to any
and all violations of Ordinance No 3011 or of any amendments thereto that have accrued
at the time of the effective date of this ordinance, and as to such accrued violations, and
all pending litigation, both civil or criminal, same shall not be affected by this ordinance
but may be prosecuted until final disposition by the courts.
SECTION 5.
It is hereby declared to be the intention of the City Council that the sections, paragraphs,
sentences, clauses and phrases of this ordinance are severable, and if any phrase, clause,
sentence, paragraph or section of this ordinance shall be declared void, ineffective or
unconstitutional by the valid judgment or decree of any court of competent jurisdiction,
such voidness, ineffectiveness or unconstrtutionahty shall not affect any of the remaining
phrases, clauses, sentences, paragraphs or sections of this ordinance, since the same
would have been enacted by the City Council without the incorporation herein of any
such void, ineffective or unconstitutional phrase, clause, sentence, paragraph or section.
SECTION 6.
That any person, firm or corporation who violates, disobeys, omits, neglects or refuses to
comply with or who resists the enforcement of any of the provisions of this ordinance
shall be fined not more than Two Thousand Dollars ($2000 00) for each offense Each
day that a violation is permitted to exist shall constitute a separate offense
SECTION 7.
That the City Secretary of the City of Fort Worth, Texas is hereby directed to publish this
ordinance for two (2) days m the official newspaper of the City of Fort Worth, Texas, as
authorized by V T C.A. Local Government Code Subsection 52 013
SECTION 8.
That this ordinance shall be m full force and effect from and after the date of its passage
and publication as required by law, and it is so ordained.
