AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING
ORDINANCE OF THE CITY OF FORT WORTH, BEING ORDINANCE
NO 13896, CODIFIED AS APPENDIX "A" OF THE CODE OF THE CITY
OF FORT WORTH (1986), AS AMENDED, BY AMENDING SECTIONS
4.905(C) AND 6.301(G) TO EXTEND THE NORTHERN BOUNDARY OF
THE CENTRAL BUSINESS DISTRICT ELIGIBLE FOR "CENTRAL
BUSINESS (`H') DISTRICT" ZONING TO INCLUDE THE AREA
BETWEEN NORTH MAIN STREET AND GROVE STREET TO THE
CENTER LINE OF THE TRINITY RIVER AND TO PROVIDE THAT
CONSTRUCTION OR EXPANSION OF STRUCTURES IN THE
EXPANDED CENTRAL BUSINESS DISTRICT ARE EXEMPT FROM
LANDSCAPE REQUIREMENTS, PROVIDING THAT THIS ORDINANCE
SHALL BE CUMULATIVE, PROVIDING A SEVERABILITY CLAUSE,
PROVIDING A SAVINGS CLAUSE, AND PROVIDING AN EFFECTIVE
DATE
WHEREAS, eligibility for "Central Business (`H') District" zoning is currently
limited to the area bounded by Bluff Street on the north, Henderson Street on the
west, I-35 on the east and Vickery Boulevard on the south,
WHEREAS, it is advisable to extend the northern boundary of the area eligible
for "H" zoning to include the area from Bluff Street north to the center line of the Trinity
River between North Main Street and Grove Street in order to allow development
consistent with the Central Business District;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF FORT WORTH, TEXAS, AS FOLLOWS
SECTION 1
Section 4 905, "Central Business (`H') District," Subsection C, is hereby amended
to extend the northern boundary of the area eligible for "Central Business (`H') District"
zoning between North Main Street on the west and the extension of Grove Street on the
east to the center line of the Trinity River, as follows

The minimum dimension of lots and yards and the height of buildings in the
Central Business ("H") District, shall be as shown in the accompanying table
This district may only be applied to that area known as the Central Business
District of Fort Worth bounded by Henderson Street on the west, Vickery
Boulevard on the south, I-35 on the east, and Bluff Street on the north, except for
the area between North Main Street and the extension of Grove Street, where the
northern boundary shall extend to the center of the Trinity River
SECTION 2
Section 6 301, "Landscaping", Subsection G(5), is hereby amended to exempt
the area between North Main Street on the west and the extension of Grove Street on
the east to the center line of the Trinity River from landscape requirements, as follows.
G Exemption from Landscape Requirements
The following are not subject to these landscape requirements
5 Construction or expansion of structures in the Central Business District
bounded by Henderson Street on the west, Vickery Boulevard on the south, I-35
on the east, and Bluff Street on the north, except for the area between North Main
Street and the extension of Grove Street, where the northern boundary shall
extend to the center of the Trinity River; and
SECTION 3
All provisions of Sections 4 905 and 6 301 shall remain in full force and effect
without change, except as expressly amended herein
SECTION 4
This ordinance shall be cumulative of all provisions of ordinances and of the
Code of the City of Fort Worth, Texas (1986), as amended, except where the provisions
of this ordinance are in direct conflict with the provisions of such ordinances and such
Code, in which event conflicting provisions of such ordinances and such Code are
hereby repealed

SECTION 5
It is hereby declared to be the intention of the City Council that the sections,
paragraphs, sentences, clauses and phrases of this ordinance are severable, and, if
any phrase, clause, sentence, paragraph or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of competent jurisdiction,
such unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs and sections of this ordinance, since the same would have been
enacted by the City Council without the incorporation in this ordinance of any such
unconstitutional phrase, clause, sentence, paragraph or section
SECTION 6
All rights and remedies of the City of Fort Worth, Texas, are expressly saved as
to any and all violations of the provisions of Ordinances No 3011, 13896 and any other
ordinances affecting zoning which have accrued at the time of the effective date of this
ordinance, and, as to such accrued violations and all pending litigation, both civil and
criminal, whether pending in court or not, under such ordinances, same shall not be
affected by this ordinance but may be prosecuted until final disposition by the courts

SECTION 7
This ordinance shall be in full force and effect from and after its passage and
publication as required by law, and it is so ordained
