ORDINANCE NO. IJr~~
AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING A FIFTY FOOT (50') WIDE INGRESS-EGRESS AND
UTILITY EASEMENT, NATHAN PROCTOR SURVEY AND THE JOHN
F. HEATH SURVEY, TO THE CITY OF FORT WORTH, TEXAS;
PROVIDING FOR REVERSION OF FEE IN SAID LAND; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the ingress-egress and utility easement measuring 50 feet in width and
1700 feet in length, containing approximately 85,862 square feet of land in the Nathan
Proctor Survey, Abstract 1230 and the John F Heath Survey, Abstract 641, Fort Worth,
as recorded in Volume 8775, Page 2008, Deed Records of Tarrant County, Texas, and
as more specifically described in Exhibit A attached hereto and incorporated herein by
reference be and the same is vacated, abandoned and permanently closed and
extinguished
SECTION 2.
That the fee to the land in the above described vacated ingress-egress
easement is hereby released and shall revert to the adjacent owner as provided by law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed

SECTION 4.

That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained

MIRA VISTA ADDITION
'FIELD NOTES
Field notes for the abandonment of a 50-foot easement 4.5 feet right and 45.5 left of
the following described line.
BEING all of an existing 50-foot easement as recorded in Volume 8775, Page 2008,
Deed Records, Tarrant County, Texas, and situated in the John F Heath Survey,
Abstract No. 641, and the Nathan Proctor Survey, Abstract No. 1230, situated in the
southwest part of Fort Worth in Tarrant County, Texas, and embracing a portion of a
tract described in the deed to Mira Vista Development Corp. as recorded in Volume
11572, Page 757, Deed Records, Tarrant County, Texas, said easement abandonment
being more particularly described as follows:
COMMENCING at the most easterly corner of said Mira Vista Development Corp. tract in
the southwesterly right-of-way line of Bellaire Drive South and being in a curve to the
right having a radius of 734.00 feet; and then run
along said curve an arc length of 178.50 feet, the long chord of said
178.50 feet arc is North 24° 25' 16" West, 178.06 feet; and
South 80° 40' West, 154.82 feet to the southeasterly terminus of the line
being described.
THENCE North 10° 23' 26" West, 1.21 feet;
THENCE North 21° 38' 26" West, 52.00 feet;
THENCE North 44° 08' 26" West, 58.05 feet;
THENCE North 66° West, 263.67 feet to a curve to the left having. a radius of 870.50
feet;
THENCE along said curve an arc length of 604 91 feet to its end and the beginning of
another curve to the left having a radius. of 310.50 feet, the long chord of said 604 91
feet arc is Ajorth 09° 05' 34" West, 592.81 feet;
THENCE along said curve to the left having a radius of 310.50 feet an arc length of
348.46 feet to its end in a curve to the left having a radius of 1520.50 feet, the long
chord of said 348.46 feet is North 61° 09' West, 330.46 feet;
THENCE along said curve to the left having a radius of 1520.50 feet an arc length of
34 10 feet to its end, the long chord of said 34 10 feet arc is North 15° 21' 27" West,
3410 feet;
THENCE North 16° West, 114.23 feet to the beginning of a curve to the right having a
radius of 1379.50 feet;
THENCE along said curve an arc length of 195.12 feet to its end, the long chord of said
195 12 feet arc is North 11° 56' S3" West, 194.95 feet;
THENCE South 82° West, 45.50 feet to the northwesterly terminus of the line being
described,
SAID easement abandonment to contain 85,862.50 square feet of {and

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating a 50-foot wide by 1700-
foot long ingress-egress and utility easement containing approximately 85,862 square feet of land in the
Nathan Proctor Survey, Abstract 1230 and the John F Heath Survey, Abstract 641, Fort Worth, as
recorded in Volume 8775, Page 2008 of the Deed Records, Tarrant County, Texas
DISCUSSION
Mira Vista Development Corporation has requested the vacation of this unimproved ingress-egress
easement. Reviewing City departments and public utility companies have raised no objection to this
request. Are-plat has been filed with the City for approval
This request is located in COUNCIL DISTRICT 3
