AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING THREE (3) APPROACH RIGHTS-OF-WAY
CONNECTED TO RIDGMAR BOULEVARD, TO THE CITY OF FORT
WORTH, TEXAS, PROVIDING FOR REVERSION OF FEE IN SAID
LAND, REPEALING ALL ORDINANCES IN CONFLICT HERE-WITH;
AND PROVIDING AN EFFECTIVE DATE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1.
THAT the following approach rights-of--way connected to Ridgmar Boulevard,
located in the City of Fort Worth between Green Oaks Road to the West and Newport
Court to the East, and as more specifically described in Exhibit A, attached hereto and
incorporated herein by reference be and the same is vacated, abandoned and
permanently closed and extinguished
1 An approach right-of-way containing 963 square feet located along the easterly
line of Ridgmar Boulevard as shown by plat recorded in Volume 388-188, Page
29 of the Deed Records of Tarrant County, Texas,
2 An approach right-of--way containing 500 square feet located along the easterly
line of Ridgmar Boulevard as shown by plat recorded in Volume 388-1.88, Page
29 of the Deed Records of Tarrant County, Texas, and,
3 An approach right-of--way containing 576 square feet located along the easterly
line of Ridgmar Boulevard as shown by plat recorded in Volume 388-188, Page
29 of the Deed Records of Tarrant County, Texas
SECTION 2.
That the fee to the land in the above described vacated approach rights-of-way
is hereby released and shall revert to the adjacent owner as provided by law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4
That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained

BEING the westerly turn-out for a future street extension off of Ridgmar
Boulevard as shown by plat recorded in Volume 388-188, Page 29 of the Deed
Records of Tarrant County, Texas and being more particularly described as
follows
BEGINNING at point, on a curve, in the south right-of-way of Ridgmar Blvd as
shown by said plat said point being N 63°06'58" E, 481 63 ft. from the southeast
intersection of the said Ridgmar Blvd and Green Oaks Road as shown by plat

THENCE with said curve having a radius of 454 33 ft. through a central angle of

RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating the following street
rights-of-way•
1 An approach right-of-way containing 963 square feet located along the easterly line of Ridgmar
Boulevard as shown by plat recorded in Volume 388-188, Page 29 of the Deed Records of Tarrant
County, Texas; and
2. An approach right-of-way containing 500 square feet located along the easterly line of Ridgmar
Boulevard as shown by plat recorded in Volume 388-188, Page 29 of the Deed Records of Tarrant
County, Texas; and
3 An approach right-of-way containing 576 square feet located along the easterly line of Ridgmar
Boulevard as shown by plat recorded in Volume 388-188, Page 29 of the Deed Records of Tarrant
County, Texas.
DISCUSSION
Bank One, N.A. of Fort Worth, owner of all abutting property, has requested that the City vacate the
above-described street rights-of-way so that they may be re-platted with the adjoining land The subject
rights-of-way were originally proposed to be constructed as westerly turnout approaches projecting from
the east side of Ridgmar Boulevard These approaches will no longer be required since the adjoining
property to the east is proposed to be developed as a retirement facility that will be accessed by a
private access easement. The subject rights-of-way, acquired by dedication, contain no utility facilities.
Reviewing City departments and private utility companies have raised no objections to this request.
This request was recommended for approval by the City Plan Commission on February 25, 1998 A
satisfactory re-plat has been submitted for this request.
