AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING UTILITY EASEMENTS FOR RIDGMAR MALL
ADDITION, TO THE CITY OF FORT WORTH, TEXAS; PROVIDING FOR
REVERSION OF FEE IN SAID LAND, REPEALING ALL ORDFNANCES
IN CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the following utility and floodway easements, as more specifically
described in the Exhibits attached hereto and incorporated herein by reference be and
the same are vacated, abandoned and permanently closed and extinguished
1 A 60 foot wide utility easement containing 0 698 acres of land, Tract 1-R, Ridgmar
Mall Addition, as recorded in Volume 388/107, Page 74, Plat Records, Tarrant
County, Texas, and
2 A 36 foot wide emergency access and utility easement, containing 0 424 acres of
land, Tract 1-R, Ridgmar Mall Addition, as recorded in Volume 388/107, Page 74,
Plat Records, Tarrant County, Texas, and
3 A variable width floodway easement containing 0 735 acres of land, Tract 1-R,
Ridgmar Mall Addition, as recorded in Volume 388/107, Page 74, Plat Records,
Tarrant County, Texas
SECTION 2.
That the fee to the land in the above described utility easements hereby released
and shall revert to the adjacent owner as provided by law
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4.
That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained

SUBJECT EASEMENT VACATIONS (VA-98-005) TRACT 1-R, RIDGMAR MALL ADDITION
RECOMMENDATION
It is recommended that the City Council adopt the attached Ordinance vacating the following
easements.
1 A Sixty Foot X60') Wide Utili~i Easement, containing 0 698 acres of land, as recorded in Tract 1-
R, Ridgmar Mall Addition, Volume 388/107, Page 74, Plat Records of Tarrant County, Texas;
and,
2. A Thirty-Six Foot (36) Wide Emergency Access and Utility Easement, containing 0 424 acres of
land, as recorded in Tract 1-R, Ridgmar Mall Addition, Volume 388/107, Page 74, Plat Records
of Tarrant County, Texas, and,
3 A Variable Width Floodway Easement, containing 0 735 acres of land, as recorded in Tract 1-R,
Ridgmar Mall Addition, Volume 388/107, Page 74, Plat Records of Tarrant County, Texas
DISCUSSION
Joseph Speranza, V P Shopco 129 Limited Partnership, by TSG 129 Corporation, General Partner,
owners of the subject property, have requested that the above-described easements be vacated, in
order to facilitate expansion of a building area on said property The subject easements were acquired
by dedication Arrangements have been made for the relocation of said access, utility and floodway
easements Reviewing City departments and public utility companies have raised no objection to this
request. Suitable replacement easement dedication documents have been submitted for this request.
This request is located in COUNCIL DISTRICT 7
FISCAL INFORMATION/CERTIFICATION
The Land Agent for the City of Fort Worth has determined that a $1 00 fee satisfies the interests of the
City
