AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING A TWENTY FOOT (20') WIDE SANITARY SEWER
UTILITY EASEMENT, RIVER PARK ADDITION, TO THE CITY OF FORT
WORTH, TEXAS; PROVIDING FOR REVERSION OF FEE IN SAID
LAND, REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS.
SECTION 1.
THAT the 20 foot wide by variable length sanitary sewer utility easement,
containing 0 365 acres of land, as situated in Lot 1 R, Block 2, River Park Addition, as
recorded in Cabinet A, Slide 4005, Plat Records of Tarrant County, Texas, and a
certain portion described in Lot 1, Block 2, of River Park Addition, as recorded in
Volume 388-152, Pages 34 and 35, Plat Records of Tarrant County, Texas, and as
more specifically described in Exhibit A attached hereto and incorporated herein by
reference be and the same is vacated, abandoned and permanently closed and
extinguished
SECTION 2.
That the fee to the land in the above described vacated sanitary sewer utility
easement is hereby released and shall revert to the adjacent owner as provided by law
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4.
That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained

PROPERTY DESCRIPTION
FOR A PORTION OF A 20.0 FOOT WIDE
SAN/TARP SEWER EASEMENT TO BE VACATED
Being a 20.00 foof wide strip of land situated in Lot 1R, Block 2 River Park
Addition, an addition to the City of Fort Worth, as recorded in Cob. A, Sld. 4005, of
the Plat Records of Tarrant County, Texas, and being o portion of a 20.00 foot wide
utility easement as described in the plot of Lot 1, Block 2, River Park Addition, an
addition to fhe City of Fort Worth as recorded in Vol. 388-152, Pgs 34 & 35 of the
plat records of Torranf County, Texas and being more particularly described as
follows;
COMMENCING at the northeast corner of said Lot 1R, Block 2, River Park Addition;
THENCE S 89'56'00" W, a distance of 266.78 feet along the north line of
said Lot 1R, Block 2 to the POINT OF BEGINNING of the easement herein
described;
THENCE S 47'20'28" E, a distance of 201.03 feet to a point, said point being in
the west line of a 100 foot Bldg. Restriction and Levee Easement to T.C. W.C. &
1.O. NO. 1 as recorded in vol 4541, pg. 353, D R. T.C. T.,
THENCE S 28'29'00" W, along said west line a distance of 2285
feet;
THENCE S 40'46'00" W, along said west tine, a distance of
310.40 feet;
THENCE S 46'32'00" W, along said west line, a distance of
263.01 feet;
THENCE N 75'21'17" W, leaving said easement, a distance of 23.74 feef;
THENCE N 46'32'00" E, a distance of 274.44 feet,
THENCE N 40 46'00" E, a distance of 312.21 feet;
THENCE N 4720'28" W, a distance of 208.19 feet to a point in the north line
of said Lot 1R, Block 2, River Park addition,
THENCE N 89'56'00" E, along said north line, a distance of 29.48 feet to the
POINT OF BEGINNING and containing 15,909 square feet or 0.365 acres of /and.

SUBJECT (VA-98-024) 20-FOOT UTILITY EASEMENT VACATION IN LOT 1 R, BLOCK 2, AND LOT
1, BLOCK 2 OF RIVER PARK ADDITION, FORT WORTH
RECOMMENDATION
It is recommended that the City Council adopt the attached Ordinance vacating a 20-foot wide by
variable length sanitary sewer utility easement, containing 0 365 acres of land, as situated in Lot 1 R,
Block 2 of River Park Addition to the City of Fort Worth, and recorded in Cabinet A, Slide 4005 of the
Plat Records of Tarrant County, Texas, and a certain portion described in Lot 1, Block 2, of River Park
Addition to the City of Fort Worth, as recorded in Volume 388-152, Pages 34 and 35 of the Plat
Records of Tarrant County, Texas.
DISCUSSION
Mr Jeffery Creel, Senior Vice President of The Lodge at River Park, L.P ,owner of the above described
lots, has requested the vacation of said sanitary sewer easement as it is no longer in use. The
easement to be vacated was acquired by dedication and contains no utility improvements. Reviewing
City departments and public utility companies have raised no objection to this request and all former
utilities have been relocated A replat is not required
This request is located in COUNCIL DISTRICT 3
FISCAL INFORMATION/CERTIFICATION
The Land Agent for the City of Fort Worth has determined that a one dollar ($1 00) fee satisfies the
interests of the City
